Hi,

I manage a property for a landlord and he wants to add stables.... The property is 3 bed coach house, with adjacent flat that he currently rents for 1k per month. He has, potentially, 27 acres and will out up stables but wants advice from me on how many etc and what facilities... And, of course what difference it would make to the asking rent. Out of interest I'd like your opinions on how best to make most money for this lovely man ;)
 
I would put a couple of stables and a field with the house, then split the land up into sections of say 5 acres and put three or four stables on each section, then let them out as individual yards. Ideally you would have electric and water to each section (and obviously access), and well fenced fields. A manege that could be shared between all the yard renters would make it even more desirable.

Depends on what area you are in, but in our area (northwest) a three horse wooden yard with five acres has let for £70/week. That is with no elec or water (just rainwater tanks at the end of each gutter).

The other option would be to put a larger yard (say 15-20 stables and a manege) nearer to the house, and let it out as a whole with the properties already there, however that would limit your rental of the property to a horsey person. Alternatively rent the large yard and land, without the properties, to someone as a business.
 
Would it maybe maximise his rental if the yard was self contained? Four stables, a good storage area and fenced paddocks would be a good bet, I don't know whether the returns on adding a manège would be worth it but a flat paddock that can be ridden in would be good

It needs to be thought through and the sums done but for example if the yard would rent at £400 a month but the house and stables together only £1200 a month it would make sense to separate them and also may give you more choice of tennents.
 
I disagree that the house and stables would only rent at £1200 a month, I pay more for a 3 bed house with 4 stables, manège and 4 acres. When I was looking the price range was from £1,400 - £2k easily. It depends on the house. But the if house alone is being rented for £1k then the rent would be reasonable. It really depends where it is. For professional use it would need a manège. Or give the house some stables and land and then rent the rest if the land in sections as has been suggested. You could look at jacksons equestrian on the rental bit to see what sort if property is getting what type of rent (they have some already let as well so u can compare)
 
depends where it is really I rent a 3 bedroomed house with 6 stables and 3 barns and 30 acres for a smidge over 1k a month
 
Hi, middle of England in grounds of a stately home...very very nice area... Thanks everyone, it's interesting... I think the owners are poss to advanced in years to want several people renting but I guess 4 stables and rent house and flat separately would be most valuable... There are also some self contained flats withing stately home...wonder if they could have a stable attached too...
 
My friend that rents the small yard of 3 stables and 5 acres out also has a do-it-yourself livery yard, and he finds the seperate yard that the renter is responsible for a lot less hassle.

Renting out each seperate property with a stable or two will still give you several people on the estate, which will be possibly as stressful to the elderly owners. If they want less fuss, perhaps its better to let to one person who will organise and run any sub-lets.

If it is in such a nice setting it may be worth putting one larger yard near to the main house as it may be tempting to a pro perhaps?

Try and speak to someone called Starzzan on here, she rents a yard and house on a nice estate as a business, she may be able to tell you more.
 
I actually think a pro would be better because it needs someone countryfied to appreciate the location, and the owners who are older and I don't want them getting stressed or being complained at or terrorised...hence why current tenants are on a final warning! I think you are right re multi lets/horses.
 
I think they should put in a manège, stables and let the stables plus matching number of acres to a professional single rider. The rest of the land they could get good money for renting out for agricultural use, sheep or cattle, either summer or winter grazing. Or to a farmer to crop for hay/haylage/silage.
