Quad bike insurance - off road only? Who do you use or recommend?

My quad lives in a locked shipping container on my property & is only allowed out to grade the arena right next to its little house & is then put away again. It doesn't have a number plate & will not be going on the road. I have been advised to insure it, but surely this would be pretty much theft only? I am struggling to find simple theft only insurance that doesn't assume that it will be out n about on the road, wanting to know annual mileage etc. It will be grading the school! It might be helping me with poo picking if I get around to getting it a trailer or spraying if I get it a spraying tank. I am only concerned about it getting stolen, not about it having a traffic accident! Does anyone have any recommendations for simple, basic insurance, please? Thank you!

Mine is on my house insurance. There are conditions, it must be in locked premises over night, stipulations on the locks. Previous insurer insisted a ground anchor into concrete. They are magnets for theft.

Never thought about trying the house insurance. They are definitely thief magnets.

I was going to suggest house insurance.

Mine is included with yard insurance, I had to specify the value (v low) but they haven’t set any stipulations. It’s with KBIS.
