Question about letting land

Hello everyone,

I’m looking for some advice from any knowledgable land owners out there that currently let their land.
I have a large agricultural barn and 8 acres. It is used at the moment for agricultural use and grazing horses only.
I have been approached by a small equestrian business who hope to rent the barn and land. The business will be nothing to with me. I would
be the landlord.

does anyone know what I would have to do regarding planning permissions for change is use etc? I honestly don’t have a clue, but it could generate some decent income for me. I would need to know what sort of protection I would need if anyone got hurt on my land etc (especially with horses).

I’ve tried searching online and it’s all a bit of a minefield. I’ve emailed the planning department and no one has got back to me!

if anyone can share their Wisdom with me, I would appreciate it.

On a side note, im planning on building myself a manège for personal and business use as I would look to rent it to the equestrian business to use when they required it. I would also rent it to members of the public myself, which again would be separate to the equestrian business that I have no part of. will this need the same authorities as I will be gaining from it finically.

Sorry for the lengthy post. I don’t even know where to start!!

The moment the land is used for feeding/rugging of horses/riding on the land it switches from agri to equine use.

Change of use for arena land, and arena will most likely need planning permission, especially if you're wanting lights or it's an indoor. You'll need to consider insurance implications and take out suitable cover in case of accidents/injury.


Best advice - find a decent rural surveyor to take you through it. Equestrian planning can be a nightmare.

Ah okay, thank you very much.

I am undertaking some other projects so I’ll run it by my planning consultant...when I can find a decent one!
