Unless it's a very quiet sale - buyer approaches seller, no advertising at all - then it's guaranteed the liveries will find out - who doesn't keep an eye on equestrian property for sale locally?!
If I found out my yard was up for sale I'd wonder what else they weren't telling me - and I'd probably leave pronto. The best way forward is to be completely honest and above board, and keep liveries fully informed.
