Okay so put my ad up this morning within an hour I had 6 calls. The first lady to ring came to see her this afternoon & wants to come back wednesday. BUT what do I tell the other 5 people, do I let them come and see her in the mean time or ask them to wait until wednesday until this lady has made her descion. As its easter it's obviously perfect time for viewings so not sure what the normal procedure is.
Thanks!

If she hasn't paid a deposit I would let other people come and view, though she has said she wants a 2nd viewing she may well change her mind and you will have wasted 3 days. Good luck.

I'd let others come tomorrow & Tues - but tell them 1st lady has 1st refusal as she is already coming back on Weds. (they might poss be wanting to wait then til after she has been?)
Did lady who came today ask you to stop others coming & also offer deposit?

You could also fix up a Thurs viewing - explain others are coming tho - and make sure you ring them night before if not ok to come, as you have large deposit in your hand from Weds lady.

Good luck :)

Until the cash is in your hand dont put anybody off, most times i have sold a horse the people have left a deposit there and then if they are really interested.

If i was looking at a horse for sale i wouldnt expect seller to take it off the market until i had paid if i was having a vetting done which i dont usually i would arrange it quickly but still leave a deposit subject to passing vet.

You cant afford to lose a buyer for someone you dont know is going to buy your horse for sure.

Allow people to keep viewing until they place a deposit, but if you like the person and think she is the right home you could tell other potential viewers you yourself aren't available until Wednesday ;)

Thanks everyone, got a viewing tomorrow & tuesday. Both are aware that this lady has first refusal & are happy with that.

I just wasn't sure what to do & didn't want to get myself into a big confussed mess :)

if she doesnt want it they will wonder why ( Ive had it happen to me), say nothing and arrange viewings but take phone numbers so you can ring them and cancel if the horse sells

I wouldn't wait and give the lady Wed 1st refusal! I'd have told her there were more people coming tomorrow and Tue. It's her risk that one of them may buy him before she does.

Sell him to whoever offers you the money 1st! (obv you have to like them as much as possible too ;) )
