Renting a yard..do you need insurance?

Just wondering if an owner of a yard would need insurance to rent the full thing out? The person renting it would be renting for their own use, for their own horses, and would be running it without help from the owner. Not trying to make a livery yard for multiple people etc.
Would the owner need insurance for this? And if so, any idea how much we're talking? Is there any way around that through contracts/written agreements?

We rented out our mini yard (2 acres, 2 stables and associated small buildings) to a local lady for her sole use. We did get insurance, but just third party liability insurance in case an unforeseen act of God happened (like a fence breaking, stable collapsing etc) and she sued us. It was a few years ago now, but I don't think it was too expensive.

Unless the money offered is good, I wouldn't bother though. Its a lot of hassle and I'd never do it again, not even if I was renting to a friend.
 
The landowner is ultimately responsible for what happens on his ground. There is a stated case where a landowner was held responsible for the fatal carnage that an escaped horse caused on a main road.

The horse belonged to someone else, it escaped through the fencing and got onto an A road. It was an interesting case and well worth reading. Never under estimate the powers of litigation and take expert advice if you are thinking of renting your yard/premise to anyone keeping animals.

The owner of the land that am fortunate enough to be able to use has extensive insurance, all horses of insurable age are fully insured and the ones that are not are covered by my BHS Gold membership insurance.
