renting fields

I have a 4 acre field which i just don't use and am thinking bout renting it out. It is relatively flat, has its own entrance via a short bridle path( wide enough for me to get landrover down). It has fairly good hedging round (well mine never got out!). The only real down side is that there are a couple of natural springs running through it and a small stream round the far left handside which gives it a tendency to get a bit boggy in places. The grass is really good in there and currently i have neighbouring cows eating it down (and fertilising it)and the farmer will top it when he has finished grazing it. I am down in devon and in a lovely quiet riding area with lots of horsey ppl about.
I was thinking of advertising it as £15 per week per horse and seeing response. What do you reckon?
 
I would definately say that the stream and boggy patches would be a huge downside, i would certainly think twice, but it does sound nice.
Is there much natural shelter, trees?

) The springs wouldn't put me off as I only have two horses so hopefully we could just avoid those bits when it got too wet.
 
Sounds good to me, if the waters clean I'd be happy with it as it would put my mind at ease that they always have access if something were to happen and I couldn't get there
