Renting land

I have been giving the chance to rent 3 stables, menage and 5 acres of land on a private family run farm. I am going up tomorrow to view it. I have a list of questions to ask reg maintenance, contract etc but wondered if there were any questions that other people would ask?

Ask about the water supply.
We rented a field last winter at an all in price. The neighbours then disputed that the water was coming off their supply. No one could prove where the water was coming from. Didnt cost us anything but a load of aggro, but would be good to check.

If you will have to pay business rates, or will this be included within the rent.

If i were you, i would have a proper lease drawn up by the solictors, lenght of term, rent, outlining everyone responsibility/area of land/who repairs the buildings/menage, fencing, which boundaries you are to maintain etc.

It can be for as long/short as is agreeable, 1 yr, 3yrs, 5 years or even 10 years with a 5 year break option.

If it gets that far, maybe worth speaking to your local land agent for an idea of rents etc, sometimes it is worth paying a couple of hundred pounds for advice, it could save you thousands in the long run.

Why would business rates be involved - wouldnt it just be classed as like DIY/Grass livery but with only me there?
 
Sounds good value!

You just need to check with the owner as he will be paying business rates for the whole farm i should think, if he is loosing the responsibility of the stable area, menage and field, potentially, he could reduce his overall rates of the farm, have the stable area assessed seperately and land you with the rates...(worse case) so maybe just word it to them, that your rent will be fully inclusive of rates. The last thing you want is unexpected rates bills...yuk

but if you pay for the facilities then the landowner is profiting, then business rates will almost certainly be due..either to be paid by the landowner - or you..if they just rented you a box and grazing, in theory, they should pay business rates on that box and land
