Renting Out A Comp Yard

My yard is finally finished (yey) and I'm ready to start advertising it to rent (am keeping half for me).

I'm not sure how much to put it up for though - any ideas?

It has the following.....

2-Bed mobile home (new)
15 loose boxes (rubber matted & auto-waters)
Tack room
Feed room
Office
Shower room
Kitchen/Tea room
Wash box (hot water)
10 acres of paddocks (p&r and water)

Shared use of.....
Indoor arena
Outdoor arena
Grass canter track
Horsewalker

Good off-road hacking and close to Towerlands.

I think the person / tenant is more important than the price due to you having Shared use of.....

Horsewalker
It could be a nightmare for you if you have the wrong person.
Be very carefull.

You have to decide if you want to rent it to one person just for their horses - with 15 boxes you'll be looking at a professional rider probably which gives you a fairly limited market but is the better option. Or you rent it to someone who will use it as a livery business - IMO to be avoided at all cost as you're sharing facilities. The third option would be to rent to a small group of friends who have two or three horses each, but again the more people coming and going the more potential trouble.

So try to find a professional rider and as a monthly rent, comparing to the yard advertised in H&H I reckon you should ask £1750 a month then be prepared to haggle. Haggle electric/water/rates separately, so if they start using tons of leccy you can up the cost when they've been there a while and you know the real cost to you
