Renting out land/stables

I keep two of my horse's at home at the mo although I am off to uni soon so they are off to my Dad's yard for a 'long holiday' (god, i will miss them soooo much!)

Ok, so we thought about renting out our land/stables here. We haven't got a lot! We have two stables, a large tack/feed room (which could be used as a 3rd stable if needed), hay/straw undercover storage, water supply, wooden gate and some wooden post and rail fencing and electric fencing.

We have around 1 acre (maybe more!) which is ours and we rent about 1 to 1.5 acres (we are not entirely sure on acreage!) so in total between 2-2.5 acres.

So we thought maybe we could rent it all out plus the stable block but are you allowed to do this when not all the land belongs to us? I think it will be fine if we square it with the owners of the land first as they're a lovely understanding couple! but i just don't want to loose the land as it's right behind our own field so very handy!

Our next neighbours are doing what we are thinking of doing as they don't want to loose their bit of field either (they pay half and the new people renting it off them pays the other half!) but my parents think it is wrong?!

Also, how much would you charge per week?

Could you maybe rent out your yard and the land that you own for one price and then if your landowners of the other field were happy with it you could offer the extra land to rent by separate negotiation with your neighbours.

(I'm sorry that I dont know what the going rate is for yard rental in your area!). But good luck!
