RENTING OUT SOME OF MY FIELD - INSURANCE???

Ive been blessed with 9 acres.... too much for mine so i was thinking of renting some land out.

Will be just land with water.... and the option of having mobile field shelter.... Im new to all this as always had horses at home so....

A) whats roughly the going rate per acre or per horse these days....

B) do you need some kind of insurance incase they get out the fence or get hurt?

C) who is responsible for fixing the fence if they damage it .....

D) is it unreasonable to state that no 'random children' allowed up but only there own kids. (noise as this is my home)

A) 60-80 pcm/horse depending on facilities, hacking, shelter etc.
B) That is the owners responsibility surely?
C) They are if it is DIY
D) No not unreasonable at all. We are much the same.
 
The owner of the land needs to have public liability insurance if other peoples horses are on the land. The landowner is liable for any injury to people on the land or if the horses escape.
I would expect people renting the land to repair the fence but legal issues can arise if you, the landowner, knows the fences are in disrepair and do nothing about it. I would put in the contract they they either repair within 2 days and if not you will repair and charge them for it.
I would also add the restriction re other people's children, if they aren't happy then someone else will always be happy to rent instead.
No idea on rate, sorry. Factor in the cost of public liability insurance.
