Renting yard to professional

I just wondered if anyone has any experience of renting a block of stables and associated facilities to a professional?

Pros/ Cons and rough amount charged?

Yard in question would have 10 fully rubber matted stables, tack room, wash bays, 20x60 floodlit arena, ample parking and good hacking.

Sounds brilliant but possibly limiting your audience with just professionals

I've looked for a similar setup in the past being an amateur with 4-5 horses of my own

Thanks Frumpoon. I suppose it wouldn't be limited to professionals - just assumed professionals would be more the type to want so many boxes in one lump, so to speak.

If you do make sure you take a good deposit and ask for rent up front. Also be sure to ask for references. I learnt this the hard way and it was an expensive lesson.

Are you including turnout? Even most pros consider turnout an important part of exercise and horse well being now.

I too would want a hefty deposit, a tight contract saying what they are responsible for, damage, repairs, general upkeep, poo picking, paddock maintenance etc. Also you might want a bank reference to support their ability to afford said rent.

If you are unsure of value, I'd ask a specialist agency to handle it for you, what to charge etc, yes they will take a commission but it might be worth the peace of mind. Check your insurance covers you renting and making an income from the yard, you will also need to inform hmrc, even if there is little profit.
