Reviewing my Boy's accomodation (Herts)

Things are getting a bit much to deal with at my boy's current yard and neither of us are particularly happy so I'm currently looking at alternatives and wondered if you lot might be able to help.

It needs to have:

1) Securely fenced fields (no barbed wire) with ample grazing and / or the option to put hay out.
2) Unlimited turnout - especially during the summer
3) Large stable (he will be a big 17.2hh + at maturity)
4) A menage
5) good, safe hacking.

I can work around poorer hacking if necessary and I'm not looking for anything big or fancy, just functional and above all, safe for me and my boy... and I would consider a small private yard if there is company available for him.

I live the Hatfield side of St. Albans and work locally and ideally don't want to treck across town but will do for the benefit of my horse...

Feeling very sad and deflated at the moment... someone reasure me!!
