Running a yard.

Am sitting here toying with an offer I've had. A livery yard with 5 indoor boxes, 3 outdoors and an outdoor school, pretty decent sand 20x40.

Enough storage for DIY /part/full people but not enough land for 8 horses I would say 7 with a mix of horses and ponies 6 full size horses.

The idea would be the 5 to be rented to cover the full cost of £600pcm plus water and elec, the other 3 for me to play with as mine, storage and a spare.

I could cover the costs with DIY's and I chuck some cash in to cover insurance and mine or do I do part at £55 a week inc muck out ?

Is it worth it trying to run something or are you best to stay as a livery on someone's yard. I can't see how I could employ someone for 5 boxes but would worry about back up.

Had thought about someone from local collage but what would I need to have other than insurance ?

How much would I need to cover my insurance costs.

So much to think of, I'm thinking I wouldn't get a day off if covering part but the hassle of DIY 's ......

That sounds like a good price, depending on where you are, but could you cover the rent if you had liveries move off? It is worth a try for that price, Id say! Do you have friends that you could rent it with? Do you work f/t as well, as I think people paying for part livery might expect you to be available a bit more if you do.
 
Its empty at the moment so would need people ASAP , I can't work out if its worth the risk money wise and effort.

I don't work so time isn't an issue but husband wouldn't be happy never seeing me. I would also struggle to bring in due to child care 10 miles away.
 
How many acres has it got? As you would struggle with bringing in it would obviously be better to do DIY. As far as what you charge it would depend on where you are and what other livery yards in the area charge but not only do you have to make sure water, electric and insurance are covered but also all the maintenance required on the yard (fields, fences, stables).
