Rural Scene Any Experiences for houses??

Has some may remember, I posted on here, Im looking to move away to Australia, so I have been looking into selling my house and fields, etc. First local estate agent came out and wasnt very impressed with my neds, straw, hay mud etc, in the yard, and I think she would have turned and gone home before she even looked into the house if she had, had a chance!!, I know horses etc arent everyones cup of tea !, anyway, got me thinking that I happen to think someone would likely like my little set up here, and I would prefer to sell to horsey folk, rather than someone with a flock of sheep, not that I have anything against sheep, anyway, so I contacted Rural Scene,
Anyone used them, or have any experiences, good or bad??
 
We bought our house through Rural Scene and from a buyers perspective they were really helpful. Ours was a complicated purchase and they contacted solicitors when we couldn't get a response and generally pushed the whole process along. I honestly think they did a great job.

We weren't actively looking to move but as I always wanted an equestrian property I used to check their site regularly for quite a while until our dream house came up. I would imagine other horsey people would do the same, use a site like this to search for equestrian property seeing as you can't limit other property sites just for horsey property.

I was quite panicking, when an estate agent comes in and is unimpressed by my indoor school, which I spent more time in, than my house, I was worried!. I did wonder whether they actually sold very many, but your testimony that they do, so, yes, think I will give them a go ..
 
I have experienced them from a sellers point of view, unfortunately they don't actively market properties very much. Your ad will be on the website and will probably make 1 appearance in a horse magazine but thats about it, i'd use them as a second agent if I was advertising with multiple agents but I wouldn't use them as the only one again.
 
Definatly would use them we were thinking of selling they were very profesional and understanding of equestian property , we found the local estate agents are generaly useless not sure how to value and most dont even have a search facility for houses with land on there web site !!! Rural scene advertise in H&H etc so they should be reaching the
right people...
 
i would also advertise in the scotsman/scotland on sunday - that's where i looked to get a place with land. our place was sold by ckd galbraith - they do country properties.

Other one to look up is www.stewartwatson.co.uk (unless that is who you had out)
They tend to sell the rural properties around Aberdeenshire. They would put your property on the ASPC website and that is where a lot of folks moving to the area will look first.

I sold mine (House and land etc) with Stewart&watson and they got me a lot of viewers and a sale reasonably quickly!

yeah, pm me, and I will email you some pics...im trying to keep prices competitive so i can get quickish sale, and get sorted to move to Oz with neds.
should also add, I have a **** hot farrier who I can pass on any seller to.. and I have also a very pleasant farmer who delivers my haylage , fantastic stuff which the horses LOVE, for £20.00 a bale into my shed, a bale at a time, and I also get straw round bale for 10.00 a bale, and he will carry on im sure delevering to anyone I sell to.. so its not bad!
 
That sounds like a very reasonable asking price, Where in aberdeenshire are you located?
Im just about 2 mile from Cornhill, and 12 miles from huntly, 5 mile from Aberchirder, very, very pretty here!! no immediate neighbours, very private , with horses on gates and also on pillars at entry. (all my own creativity I should add!!)
 
Lol Tamba, im just up behind Faraway so know exactly where you are, Thought you were going to say up the 'Cabrach', def think that is very,very reasonable ( perhaps underpriced) for the location :D We paid more than that and i have no school, let alone an indoor! :D

Well, I want a quick sale, so I dont want to be here for ever trying to sell.. plus I need to move 4 horses..
 
Tamba. Seriously. Its worth more. I sold 3 bed house with 10 acres. Steading and no school, indoor or out, for 250k 2 years ago in the deep recession. You should be looking at 350k and 220k for each.

OK, well, but if I ask for prices like that., I wont ever sell,and I really want to be moved out by winter... plus a lady here, has her house and 10 acres up for sale for 300 k and shes had no interest..so I dont want to be stuck , like her, anyway, im open to the best offer, maybe thats how I should word it, anyone will love my indoor school. though, im sure,as its great, will miss it!!!!!!!!!!!!
 
Thats my point. As you know. Lots of properties with land, steadings, maybe stables up our way for less than 250k where the tax changes. BUT not many at all with outdoor schools, let alone indoor ones!

oh, ok, well, I havent had any valuation yet... so I will see what happens.. thanks for keeping me right...Im a brash girl, what can i say !!!, and no patience... plus my oh is really wanting moved..so I have been given my orders to get sold up. But I will have to see what they say about the valuation, if its desperately too low, I will up the prices..need to get you to sell it for me !!, hehe

Ulitimately the buyer values the property!! you can ask what you like but until someone makes an offer and puts money down it aint worth didily squat :D
