Selling a small equestrian yard, thoughts!

We are going to downsize, we have a very pretty desirable house within it's own grounds, beautiful big garden in an attractive location with views of the Malvern Hills. The house has gorgeous victorian stables attached. The house is also surrounded by two one and half acre paddocks with a further 7 acre field across a single track lane. The house isn't properly on the market yet but we've already had some interested people look at it. Two lots were "life stylers" who were not interested in the equestrian facilities and one was looking for equestrian property. We sort of fall into the middle of the market, the house is too expensive for a lot of equestrians and the house isn't grand enough for the money for the life stylers because for the same money but without the land etc they would be able to buy more house.

However, it would divide very easily, so we are just mulling around the idea of selling the equestrian side off separately, obviously the lovely victorian stables would stay with the house but would potentially have lots of other uses. So we'd be offering a small yard with three pretty old wooden stables, a tennis court that would need resurfacing but would make a great base for new stables or a horse walker etc, a 40 x 20 sand and rubber arena with flood lighting, a large green metal barn, where I currently keep my 3.5 lorry and a one and half acre paddock which is adjacent + a 7 acre field which is a short step across a single track lane. Currently water and electrics are from the main house but would be no problem to get from the road. This would leave the othe paddock which wraps around the house + the huge garden with the main house, giving it privacy and the option to rent the paddock out if they didn't want it for their own use. Access would be shared from the road but the yard is still a long way from the main house and really wouldn't affect it.

Would really welcome any thoughts people might have. We are in south worcestershire in the Malvern Hills district, fab access to competition venues, trainers etc. Value?

Is it possible to advertise it both ways?
My parents went to view a house with some land just down the road, they didn't like the house but bought the land seperately and a house that happened to be adjacent to it.
It sounds a gorgeous set up and from what you've said you might have better luck splitting it.

Sell it as one whole or two lots as you have described. The full price for both lots and two separate prices if people want to buy one or the other. It was how my current house was advertised and as I didn’t want to buy the old disused chapel (lot 2) I just negotiated for the main house and Annexe (lot 1). A builder bought the chapel, renovated and now lives in it and we love having him at the end of the drive.

I recently went to look at a yard which has been sold separate to the main house - they'd moved out of London & weren't into horses

The lady who bought the yard did get separate electric & water organised by the prior owners as a condition of buying it but otherwise I think the split was pretty straightforward.

I think I have seen the advert for your property, because we are idly looking....

If it's the one I'm thinking about I wouldn't have guessed it had the equestrian facilities mentioned in your OP. The advert has been written for lifestylers. If it was re-written I should think you will get equestrian purchasers happy to pay the money.

The agents haven't advertised it yet we've only people already on their books come to view but there does seem to be quite a few life stylers looking for nice country properties.

Ah ok, apologies then. The one I'm thinking of has stables vaguely mentioned but no pics, and a tennis court etc. and is presumably not far from you.

But yes, Worcestershire seems to be hot with the lifestylers atm according to agents. Even around here the value of stuff has shot up.
