Selling horses RANT!

In my experience, you get the most timewasters in the first few days of advertising. They obviously sit and look at adverts for sale all day and pounce the moment they see one. When I was selling my mare, the first two callers asked me loads of detailed questions, which I took a lot of time answering, only to admit they were both looking for long term loan with possible view to buy after the winter!!! And this was a horse which was not hard to sell - ended up in a bidding war between two interested parties!

Its the same with selling properties and advertising flats to rent - its always timewasters in the first few days, with a few exceptions, they always want an immediate answer and they nearly always email you or text you. Now I don't bother responding to anything unless someone phones me up. (and if anyone can explain the point of an email or text asking ME to phone THEM, I'd like to know, I'm the one advertising, you contact me, not the other way round!)

I phoned someone yesterday and it went to voicemail. I left a message with my telephone number and asked them to call me back if the horse is for sale and if it was of a certain age (advert didn't state age).

I do like to email so that my questions are clear to the seller, and that the seller can respond and I have it written down should later on I buy the horse and it turns out not to be as described by seller. Equally when I have sold a horse I found email usefull in that again I had documented details of what I had said of the horse in case there was any come-back. I think email is quite usefull for this as you don't always have witnesses to conversations by telephone to back-up "he said" "she said" in a dispute.

Slightly different but what about this series of texts I got yesterday in response to my advert for a room to let in my flat (its at the more expensive end of the scale in a posh-ish part of town)

"Hi can I come n view this flat 2moro after 5pm? Joe"

Out of courtesy, I did reply, asking for more details about him and suggesting he ring me if interested in the room, and I got in return

"Ok...i'm a young professional, been in {X town} 5 yrs..work as electrical engineer"

Wow, that tells me a lot about whether I'd like you as a flatmate, or feel safe letting you come to view my property! Anyway, I went into my kitchen for ten minutes, only to find the next message from him

"Guess ur not interested anymore..ok"

Sadly, this sort of message by text and email is all too common, I would say 2/3 of the responses are along these lines. Just a "Hi, can I view at xxx time, no please, no thank you, never mind a "what time would be convenient for me to have a look round". What ever happened to basic courtesy and manners of introducing yourself?
 
Can you not put in your advert - no texts? I would.


Have learnt my lesson!
Thankfully I`m not selling or buying at the moment, although a friend is selling so she is getting all the 10year olds (I think) texting her about weanlings and 2 year old TB`s..........
