Selling your house other than through an Estate Agent?

Has anyone sold their own house just by putting their own board up outside and/or advertised on one of the 'private' houses for sale websites, rather than going through an Estate Agent??

I know now isn't the best time to sell, but it would be the right time to buy

I sold my last house privately; I built a website (used freewebs) and advertised in the local paper, the yorkshire post and in H&H. I didn't put up a board.
I put the web adress in all the adds and had loads of hits. Total advertising cost about £1000 and we got 25k more than the agents had valued it at

You still need to get a hip done.
 
Yep lots more people are building their own webpages and advertising in local papers these days. Are you looking to buy or sell? as if you are looking to buy then why not do a maildrop in an area you are interested in, just produce some flyers saying what buying position you are in, what your looking for etc and post them through the relevant letterboxes I used to be an Estate agent and a few clients found properties which werent on the open market this way.
 
i tried it with my last house , advertised privately , no board , it was a barn conversion , i got about 20 viewers , but imo most were time wasters & nosey b*ggers who came for a look round , i instructed an agent & the viewers through them seemed to be people genuinely looking for a new home
 
Hiya - im an estate agent and personally i would use an agent myself if i was selling and try and get a really cheap fee- they always have lists of people and rightmove is brilliant and only agents can use it - inevitably the more people that see it the better price you will probably get. As i private seller u will invite all sorts of timewasters and chancers - but if u do go down this route then gumtree is the way to go - its free and we rent out loads of property through there and i have seen tonnes for sale on there. Maybe give that site a go 1st and see how u get on.
Also everyone i know has seen a turnaround in the market since march so u might be suprised!

I suppose it will have to be via an Estate Agent really as neither of us are home until late, so viewings will be a problem.

sandg1- can we barter with the Estate Agent for a cheaper fee if they do the viewings?
