re stables, as a YO, i prefer brick/breezeblock, as i hate seeing wooden stables with chew marks here and there! depending on the layout you could have both types? the hot water in the shower room is a fab idea, what about a solarium also? you could also consider a laundry area to wash rugs etc? either clients do their own or you could offer this as an additional service.

also you'll need a good selection of jumps, fillers etc and somewhere to store them. will keep thinking for you. (twins are due a feed!)

Area for drying rugs, worming programme and personally, I wouldn't object to restricted grazing particularly in winter or very wet weather. Horse walker would be a bonus, floodlit arena would be good for those who can only ride in evenings after work. A space/room where people can sit and have a chat and a coffee if you have the space?
