Hello!! :-)

I am considering a massive upheaval to live in Sheffield (where i have worked for the last 5 years) but live down in Essex. As you can imagine the commute is hideous this time of the year, and i am seriously fed up with it.

I want to look at areas in and around Sheffield (40min max commute) and NEED your help and opinions on areas to consider please!

Required
min 3 bedroom house
allow cats (2 very well behaved ones!)
be in a nice safe area
garden

Would be great if it had land/ stabling so i could keep horse at home.
Failing this i wanted to hear of decent livery yards, all year turnout, decent hacking

budget 2k month on rent

If anyone knows of any decent areas in which i should be focusing on, that would be fab- yards to visit etc as i havent really ever ventured anywhere apart from work and meadowhall!
 
Within 40 minutes you will have a wide range of equestrian areas. We live within the Hope Valley which is beautiful and has some nice equestrian properties.
 
Woodland trails is a lovely yard and the couple who run it are the Nicest people you could ever meet. I don't livery there; it was too far for me. There are a lot in the area so don't worry- you will have plenty of choice :)
 
I live near junction 30 m1 south of sheffield. I worked in city centre for 5 years before moving jobs. The south west side of sheffield is very desirable as on edge of peak district. You'll be lucky to find house to rent with stables and grazing attached!
There are also yards and hacking in wharncliffe area between sheffield and penistone. Personally i like being not too far from the m1 as makes getting to shows or other non-horsey travel easy.
Diy livery with stable grazing no feed or services starts at £20 pw.
 
Sorry just noticed you already commute from Essex omg!
If you have car in Sheffield try popping into local saddlers to look for livery ads and pick their brains. Parklands is junction 31 m1.
When i moved to area I also checked BHS list of approved yards and did lots driving around looking for horses in fields or stables!
 
Im a bit further south (chesterfield) and towards bolsover etc is lovely too. Oh and I are looking at moving towards junc 29 atm. Very horsey area, rent is quite cheap (for 'normal' house not horsey one)....we pay £395pm for a big two bed which we can have the dogs in.
 
I also live in chesterfield, recently moved here from cheshire. The riding is amazing and lots of horsey people. I'm on a pretty basic DIY yard but there are lots of bridle paths and places to explore, were in holymoorside.

Im going to have a session on Rightmove and Google maps later and see what other options come up.

I'm from the area originally (living in Birmingham now) and I grew up in Dronfield, it is about 10 miles away from Sheffield with a relatively easy commute, and situated between Chesterfield and Sheffield. It is close to the peak district so lots of lovely countryside within easy reach.

I first learnt to ride at a riding school called Stubley Hollow, they are not a riding school anymore but I know they take liveries and they have great facilities - here is their website http://www.stubleyhollowfarm.com/ Although I must say I've not been in years, so cant say what the place is like now!

Another near Dronfield that I have heard good things about is Summerly - http://www.summerleystables.co.uk/, this is in a little village called Apperknowle between Dronfield and Chesterfield.

Dronfield is a good mix of housing, there are some pricey areas but plenty of affordable bits too, alternatively if you want to go cheaper then Chesterfield (a bit of a longer commute to Sheffield and you probably will have to use the M1 most days) is a good option.

If you want the really nice (posh) bits of Sheffield, then look at Dore, Totley and Whirlow - lots of horsey people around there!

funny the first thing i check out is outdoor space, then look at the human bolt on area! :-)
 
I live on the west side of chesterfield and used to travel into Sheffield city centre for work. I found it easiest to drive to Dronfield station and catch the train from there (free car park at Dronfield). Before that I worked near Centretainment in Sheffield and that used to take me about 45mins to drive in peak times.
Lots of small yards around Chestefield: The Birches the top side of Old Brampton area and although a larger yard it is friendly and close to lots of good hacking. You could pop into Thomas Irvings on Sheepbridge estate (just off the A61) as they often have ads up for livery or you could post a 'wanted' ad up
 
I have a stunning 3 storey 5 bed house to rent in Worksop (30 mins drive to city centre) but unfortunately no home for the horses which I why I moved out of it......I do however know a fantastic livery yard about 20 minutes from said house with all year turnout, fantastic off road hacking, and a generally nice place......that also happens to be owned my yours truly

Could do a deal on rent and livery, ;)
 
On a bit more serious note, consider carefully what areas you're looking at and which route you'd take to work. While dore and tottley are lovely the main route into city centre is down Ecclesall road. Which in rush hour traffic can be a nightmare, looking at 60mins...easy! Whereabouts is Sheffield do you work?

Since being spoilt and being able to have horses at home, i am really looking at that option, or failing that, a max 5 minute car drive to the yard, so i can walk if needs be!

I know my wish list is very long, but love being able to do late night checks and just nip out for a cuddle!

I am hoping i can continue to work from home a couple of days so that i am not commuting each day, hoping that will allow to look a little further afield, more rural, so more likely to be with some land.

I work Meadowhall side of Sheffield, so not too far off the M1. I know Eccy Road can be painful in rush hour! I couldnt do it every day!

Found one which is REALLY nice, west of Chesterfield, but happy to keep looking until a decision is made :-)

I work near Meadowhall and live near J35A/36 so my commute is 25 mins on average. There are lots of horsey properties around Wortley, Thurgoland, Grenoside, Oxspring, Silkstone where the hacking is generally very good. The prices are also lower than Dore/Totley as we are less posh!

My parents rent out a place on the Bakewell side of Sheffield so probably the wrong direction for you but it has 4 bedrooms, a nice garden, 3 indoor stables in a barn and 4 acres with the option of more. It's let at the moment but I can send you details in case it comes free at the end of the tenancy this year.

Thanks for these areas- i will take a look.. i am slowly exhausting rightmove and know how most the houses are all decorated in and around Sheffield!

Looked at one that direction (north on M1), would have been idea, then the landlord decided he was going to sell, not rent it. it was stunning too! :-( fate!
