Single skin roof stable bat survey

Hello, I have read that livestock buildings with a single skin roof do not require a bat survey. There are no bats in my 40 year old stable block, I am in there with a headtorch at dawn and dusk and would have noticed as I notice them in the fields around wearing the same headtorch.

If anyone knows where to find actual policy behind this I would be very very grateful as I need to progress my planning to replace them and am on a v tight budget. TIA

Bats are considered a ‘reasonable likelihood’ and a bat survey will be require for the conversion, modification, demolition or removal of buildings if they are:


  1. Agricultural buildings (e.g. farmhouses, barns and outbuildings) of traditional brick or stone construction and/or with exposed wooden beams. (NB surveys are not required for Dutch barns or livestock buildings with a single-skin roof)
