I need your help guys, there is a small yard close to me that has become available for rent, they’ve advertised it at £375pcm but it’s actually open for closed tender. I’m going to view it but have no idea where to start! It’s set in 5 acres of quite flat land, good fencing, has 8 stables in total along with a small tack room which look to be in reasonable condition. Water/electric is on site but isn’t included in the rent so that’s ok too (no idea how much this will be?) No arena and hacking is not great it’s in a tiny village that has busy A roads either side of it, just for reference it’s in the north east 😊

Sounds a bargain to me- I pay £250 a month for 5 acres grazing and no facilities. Fencing not great - use electric to cover gaps. This is in Shropshire.

The price is just a guide and is open to bids so I do think it’ll end up going for a lot more, I need to factor in the water/leccy costs so didn’t want to price myself out

What do you want it for? How many horses etc?

5 acres is not a lot for 8 stables. Add to that no arena and poor hacking and quite honestly it sounds not massively attractive.

Given you have utilities (and presumably maintenance) on top I’d say £500 max with a view to keeping 5 horses max on it.

What's the cost of DIY livery near you? Here (south east) it would be about from 30 to 40 per horse per month for the place you have described. Even if you make it 25 to account for water and electric, that's about 110 per month per horse. If it would support 5, you're looking at 550 per month. Of course you have to consider what it's worth to you, compared with where you are now - is it closer to home, do you want your own place as opposed to a yard with other people and possibly some services?

It's not just the cost of maintenance, also the work involved. Good that the fencing is good, as this is one of the main issues. Consider also muck heap removal, pulling ragwort (or spraying), field maintenance (harrowing and rolling), arena maintenance... the list really is endless. Plus insurance. Not trying to put you off, it's lovely to have your own place, but it's a lot of work.

I’d be looking to keep 4 horses on it. I have my own transport for hacking/clinics and shows etc

I have had my own place which was a lot smaller in the past so I know it’s defo not an easy option and it’ll be more hard work 🫣 currently paying £300pcm for two DIY stable/field/ arena only. The yard I’m on is super busy and I never use the arena, hacking is better where I’m currently at but it’s doable. Looking to take it on with a friend so we can share maintenance/jobs

I don't use all my 7 stables and have 6 acres but was quoted £500+ for rent in south east (Bucks / Ox). I would limit horses to 4 if I rented it out and they can use the extra stables for storage

I think it will go for nearer 600. Lots of folk near me don’t hack. They have retired ponies or pets who they love looking after and spending time with. Actual riding is lower down the list. People love having their own space.
