This year we hope to downsize & move nearer to family. We have 3 horses but not necessarily looking for an equestrian property.
Looking for detached house, 3 bedrooms, minimum 4 acres land, large outbuilding/s.
We don’t want / need - swimming pool / games room / office / business / lake or pond / orchard.
Budget 1 million. We are in North West so would appreciate address, post code, photos & as much information as possible before arranging to view.

Have a look at Churchills or Pelhams. They both do 'equestrian' property in the SEast. I sold my place thru Churchills and they were very good to deal with.

Whilst they might not have what you want at the moment both of them will take your requirements and look for you and/or inform you of properties that are coming on to the market.

Good luck - but you might find that 1million is not sufficient budget for property in this area. Also a lot of the type you are looking for might shortly be snapped up by developers looking to do 'backland/infill' housing on the new 'grey belt' land that Labour is reclassifying some green belt land to.

Good luck, that sort of budget despite being a huge amount of money is highly unlikely to get you anything like 4acres unfortunately. (West Sussex) I keep seeing “equestrian property” and they often have less than 2 acres, including a garden and outbuildings so in reality no useful grazing. No idea about other areas in the South East. UK land and farms is a website that might give you some idea of budget in various areas.

Thank you everyone. We can up the budget if needed. We are on sone agents mailing lists but so far have been sent big houses with 5 or more bedrooms & too grand for us. We like farmhouse style not vast open plan spaces.

Sussex dweller here and the above is probably what you’re looking at. I’d budget £1.25m as a minimum if you want something ready to move into.
Thank you. I was sent these details but 6 bedrooms is 3 too many. I’m looking to downsize both size of house & rooms. Looking for “cosy” rather than “grand”.

Trouble is anywhere that has a modest house with some ground around it gets snapped up by flippers who turn them into mansions, sadly.
