Sole use VS livery

Is there much difference in pricing between renting out a yard for sole use or for diy livery?
I would be doing field maintaining either way as we have all the machines at hand

Would anyone have any idea of pricing for 11 stables
A hay barn
There’s 100 acres but I haven’t figured out which fields the horses get and which fields the cows get yet but there will be ample grazing available for 24/7 turnout
All weather paddocks for winter
40x30 arena
Wash bay, tack room, feed room and kitchen in there too

Not sure what area you are in but that sounds the kind of place Pelhams would price up to rent.

I'm south east and rental for that would be a fair chunk and usually aimed at a professional.

I’m in the north of Ireland so I have nothing to base it off as I know of 0 sole use yards

Around here (Yorkshire) the premium for sole use is about 1/3 there are some that come up from time to time.
I'd guess in the south it would be more as they come up less frequently.

An agent would give you an idea but equally - what is local DIY with similar facilities x number of stables (assuming enough land for each stable) and then add 1/3.

It really depends on whether you have the time / inclination to 'do' them yourself

We've rented the yard and I never touched the horses / land so it was literally 0 hours a week from me.

Retirement livery done to a reasonable standard would be maintenance / farriers / wormers / collecting cash from multiple people / regular checking etc etc.

Totally different in terms of your time commitment.

I’m sorry just to clarify
Sole use yards are 1/3 of the price of diy so 16 euro if diy is 50
Or 1/3 on top of diy so 66
Just working with small numbers to understand

= €27,500 x 1.333

=€36k or €3k per month - if you never lift a finger.
