Sole use yard rates?

Hi guys wondering if any of you could give me a rough idea of what you'd expect to pay a month renting a yard. I've been at my current yard for 20 years, unfortunately they're selling up so having to look at others but feeling I'm extremely out the loop regarding the current monthly rates.

The yard in question we're looking at has 4 stables, 5 acres, 20x40 manège, electric, water, good hacking, owner lives on site. So what would you expect to pay a month?

I would expect to pay/ get in rent, something similar to having 4 DIY liveries with no supervision or help available, in my area that would be in the region of £3-500 per month for sole use, possibly the low end if you were maintaining it well, much less and it probably is hardly worth the owners having the potential hassle.

Around here it would go for a minimum of £450 a month I would say

I pay £1200 for 16 acres, 5 stables and an arena, with a 4 bed house. I suppose if you knock off £700 for the going rate of a house around here it would leave £500 a month for the equine side.

£30-40 a box per week around here. Depending on facilities.
