has made me grin like a cheshire cat with all the cream!
I just have to share this news.

Moved yards (for the first time in over 20 years) 10 days ago. Old place had its good points, but had rubbish hacking. I mean really rubbish!! Today I went on a ride and it was bliss. Tracks and grass paths going on for ever, through woods, through little streams, and felt like we were miles from anyone. I can not tell you how happy I am... and the horse?? Well she loved it to, I could really sense her smile was beaming too!!

Really good day. Whats more, my OH has finished my first portable XC jump. I love it.
 
Oh cool mix, I know how you feel. Last weekend I moved yards, from somewhere I'd been for about 4 years (so not quite 20 like you!).
Last Sunday I actually had tears in my eyes when I turned my boy out with his new friend as I realised that all the crap had been left behind.
The hacking is better, the yard is quieter and we have a huge field with XC jumps, that we can ride in whenever we want. I can't believe how much better I feel--and my boy is relaxed and contented too.
 
My horse definately appreciates looking at nice scenery. I've been at yards where the only hacking has been round industrial or housing estates, and its just so depressing, but the alternative would be to always ride in the school. But in some areas which are very built up it can be hard to find a yard with reasonable hacking.
