What would you pay for 6 acres of grazing land with a small river running through it. Semi rural position. Would have to put up field shelters/stables if poss etc, please advise as gonna ring the owner and hopefully put in a sensible offer.

erm it differs from place to place up the road from me 8acres with stables went for £110 000 and 3 acres with stables 15 minutes away in a semi rural location went for £75 000 so i would suggest looking at price land is going for in the area and whether the river is a plus or minus point (flooding ect)

well depending on quality of land and area, it can go from between £3000-|£5000 an acre as a rough guess
 
We paid £70,000 for 5 acres about 3 years ago - seemed a fortune at the time but it adjoined the land that we were already renting and had erected stables on. The vendor put the adjoining 3 acres on the market the year after we bought ours with a guide price of £30,000 but potential buyers dropped out when they realised it flooded. He put it to auction last year, ie after 2 years of trying to sell, and it made £74,000. The person who bought it didn't even go to the auction with the intention of buying but his father apparently kept egging him on to buy it. The under-bidder was a builder who was interested in it as part of his land bank - made sure I got his business card in case we ever have to sell ours.

The value will therefore depend on whether it is being valued as agricultural land or if it has any developmental potential. "They can never make more land" and "once you've got it you've got it" were the mantra's I kept running through my head on the sleepless nights worrying if we were doing the right thing.

Can you check anywhere to see what similar parcels of land in the area have/are going for.

Thanks - I did not know it was so expensive!! It will never have building permission as green belt so will see what she wants!
