Almost there with it. Highways, Footpaths, Parish Council (didn't even know we were in a parish), Police and UK Coal all ok. The planning officer has now decided she wants an example of the roofing material, outer wall material and sand to see if she likes the colours. Off course she could not tell me this at the start and I am away on a residential course all next week... Cue panic phone calls as I had not chosen the surface material yet, but am hoping she can't tell the difference between different ones!
 
I had to have my plans all re-drawn two days before the deadline as they decided they didn't like the location of my stables. They then asked for all the samples you mentioned after the decision was made so I was still left wondering if they would approve them even after the application was approved.
They like to make us jump through hoops ;0)
 
I had a cheeky letter from a local builder saying that he has seen my planning app and is offering his services. He does bricklaying and is GasSafe accredited. I am building a wooden american barn, outdoor school and an access track. Also we are not on mains gas. He obviously read my app closely...
 
I didn't want an indoor arena. I prefer riding outdoors, even in the dark and driving sleet. I will be going for a pole barn next though, to keep hay in (as I will be making way more than I need) and for somewhere to park the tractor and implements. The american barn is technically in the garden and the school is in field 1.
 
Yep. My yard didn't want an indoor arena and it took nearly 12 months to get the outdoor through planning and at that they have had to jump through hoops, agree to landscaping demands as far as telling planning what trees and shrubs and plants they'll plant to make it look more natural and hide a little better the post and rail fencing around the school!

Either that or just have an unfenced "dressage" arena. I believe they don't need any planning at all?? Could be wrong but sure an architect told me that once.

Anything other than a grass field (fence ok for that) will require PP, the groundworks mean any manège will always need it, quite aside from the change of use, as it's likely to have been agric field.

I think the trees and plants bit comes from the fact they have got used to specifying that for new houses. Our PP for renovating and extending a ruined cottage on our land also specifies apercentage of edible plants :-DDD
