One minute I'm being nosey and looking at what price a friend has put their farm up for sale, the next I'm planning on viewing a property to buy from the same website... A yard with 7 1/2 acres, sand school 7 stables, tack room and office and off road parking!!!!

I really need to stay of the t'interweb!

Working it out, mortgage wise I could easily cover the mortgage with just basic DIY and have a nice little investment property too.

Go look I say! People thought we were mad when we bought our land 20 years ago but best thing we ever did. Now mortgage is finished and best financial investment we ever made. Reading some of the threads on here so glad I'm not at livery!

ohhh be careful with the old 'you'll never know until you go and see' that sentence resulted in us moving 400 miles from all friends and family to keep the boys at home.

I was convinced we'd just look, and get it all 'out of our system' but luckily my OH though it was as amazing as I did.

We have never looked back!!! Good luck

Hahaha! Before I'd even opened this thread, I was thinking - oh dear, how much is she spending on this new horse - but now I read it's the WHOLE FARM!!!

Ah well, may be not so mad! Horses is mad, property isn't. Land, land, LAND! They're not making any more! So when you find a bit you like - pay until it hurts - inflation eventually makes the pain go away, hahah.

And that's me talking, who's made and lost a fortune in property speculation .... what is it?..... three times now..... and I could still fall into the same trap..... where's this farm?

Bl**dy Nora - there's an estate agent in Cornwall called Lillicrap!!! Still I suppose that's better than Jerrybilt & Bodger.

Go for it, we bought our own place 20 years ago and it was the best move ever. Now have 5 horses which we would never have been able to have at livery. There is a warning there that you may end up with more horses than you need.:D

Lol! Luckily this is only a few miles down the road!

Being boring (sorry!) remember you'll need to include rates, insurance etc if you use it for livery, so you'll need to factor those in.

Let us know how it goes! :p

Will do, I have already looked at insurance side of things and rates. The really great thing is that is is already set up to do what I would want, so no preparation costs, the fields are even paddocked etc!

Lol, you raise a very good point about land! :D and yes we have a lillicrap down here!

Lol! I've been up to 7 horses in the past so, i know what that is like but I'm really happy with my man alone. If I were to get any more I'd only have one, and it would be tb x Friesian but it would have to be exceptional for me to even consider getting a second horse.
