Okay, so, we nearly bought one earlier this year (outbid by the Coal Authority boo hiss), and we think we know what people would want, but I wonder if what we thought is what folks would have really wanted. So just in case we get the chance again(!), here is m'list in no order whatsoever, feel free to add wants

24/7 turnout year round;
Showjumping field;
Normal jumps, and BSJA jumps;
Cross cournty course;
Riding field;
Good hacking;
Good security;
No barbed wire any where what so ever!;
Indoor school;
Two outdoor schools - both floodlit;
Any mix of bring in/turn out/feed etc as well as full, part and DIY liveries;
Rug cleaning service on site;
Tack shop on site;
Feed and hay etc on site;
Round pen;
Free-schooling allowed;
No poo picking required;
Two bathing bays (with warm water available!);
Foals welcome;
Stallions welcome - in own small yard and t/out: limited number;
Access 24/7.

I think that was all. But we're bound to have missed something glaringly obvious

Experienced and knowledgeable owner or manager, particularly where vet procedures and dealing with injuries are concerned.

Owners living on site.

Food bar perhaps? Drinks facility?

Incidentally, I wouldn't want to be on any yard that allowed stallions, no matter how 'seperate' they were kept - my tarty mare would find a way to get to them

Oh yes, I'd forgotten the food bit! Friend's Ma was going to do fresh sandwiches and things and have a nice cosy warm etc room for chilling out in (no cliques allowed!). Owners and more knowledgeable person would have been there vast majority of time - would have aimed for PP to put house on a nice little spot that could keep an eye on it all. Don't think we'd have got the gallops, but all-weather track would have fitted. Some boxes were internal and nice and big, some were traditional - so maybe a mix at the 'new' place? Yes to rug drying - nice big building that was doing nothing but washing rugs. Definately seperate tack lcokers - were trying to work out how could fit in to exisitng layout, so will think as a definate for 'new' one

Definatley loos! Hadn't thought of shower though - good idea. And lockers? For those who have to go straight to work? Definatley lorry and trailer parking, is such a pain having to take them round the country side after being out all day

That would be my number 1 thing if I was a livery - I wouldn't ever consider keeping my horses somewhere without owners living on site.

A warm indoor viewing area is a must with an indoor school. Perhaps you could have the food, drink facilities in there.
 
when can we move in !!! sounds fab but agree that I would prefer a yard where someone lived on the premises , here in Spain nobody lives on site and I do worry a lot .
 
Okay. So need somewhere where we can probably get PP... can always live in a caravan until we get it I guess. The last place would probably not have had an issue (mutter, mutter mutter). It was going to have cc tv and alarm system including fire and electric perimter system and be linked to fire and police.
 
A heated rug room - totally invaluable for those who change rugs when they bring their horses in.

. There's a lot on your original list that wouldn't make any difference to me whether you had them or not, so make sure you find your client base otherwise you could be spending a lot of money on things that are incidental to a lot of horse owners.

Given the area, there'd probably be a high percentage of Full Liveries. The rest are pretty much what I and friends would want.

Definately a heated rug room - or at least was going to be on heated pipes. I had a cunning plan

its sounds fab, but how much would livery be!! in an ideal world i would have everything going, but finances dictate that you cant have everything you want,,,so my question would be, how much would livery with those sort of facilities cost me?
 
From memory, DIY would have been £25 per week; I can't remember what full livery was. The intereesting point was that the more one does and provides, the higher the rates

The stallion yard would have been at the top of the site well away from the rest of the yard. As the fields back onto other fields they could have been next to a stallion anyway. The fencing would have taken their keeness into account

We had taken advice from a stud on how best to manage to keep everything safe and seperate.
 
The plans were for four at the last place, because it lended itself to a small off-shoot yard and was too big an area for the quanrantine boxes (two). All seperate sections so's anthing that was particularly stalliony did not have other's smell on their gear, etc. etc. We had a friend that wanted to bring two, and I wanted one. We didn't do a different rate for them as they would have had restrictions on what they could use and when - no going in the indoor school ad lib as the others could etc etc

which part of the country are you in, as £25 week diy for all that seems incredibly cheap!
i can commute!!!!!!!!!!
i pay £26 week presently which includes am turnout, but no facilities.excellent hacking and lovely people, which is why i am there.
will have to invent teleportation so i can come to your yard.
 
The wish list extras are fabulous but all I really want is a happy horse. So I'd be content with 24/7 turnout but GOOD turnout, ie not overstocked and overgrazed, fields rested and rotated, good, safe fencing everywhere, running water to all fields, horse friendly stables. Somewhere for a cuppa and a sit down in the warm is civilised and I wouldn't board my horse where there were stallions, regardless of how well they were kept. Accidents happen. Get the basics right and the rest is just icing on the cake! Bet it's impossible to provide all the icing on the cake for a price the average horse owner can afford though!
 
My ideal would have to include individual year round turnout, no know-it-alls, absolutely no b*tches whatsoever, no gossiping about others, no nastiness, just kind friendly liveries and a yo that would respect what the livery wanted and feed etc as to owners intructions, whether agreed or not, unless it was harmful to horse!

We took great care over the figures, as our house was going up as collateral, and the £25 per week covered it, but we did need x numbers of full liveries (can't remember how many). Def reasonable razing, but not the world's best

No single turnout at the last sie, but would definately consider a section should people require it - our horses run together in a mini herd of five

Def running water to all paddocks (and stable blocks). No doubt there'd be people we couldn't satisfy, but such is life
