The impossible feat-livery yards in South London/Kent/Surrey

I know it's been done before, but I can't find any particularly recent posts so you never know! Quick thing before I carry on - am on a different name just in case people know me IRL :)

So, as the title really! Ideally around Chislehurt, Chelsfield, Sidcup sort of area as the location is better for work etc, but Surrey-ish area can be stretched to :) 5 day livery, decent turn out, and a school. Hacking I'm not hugely bothered about but I would like some, but facilities on the yard are important.

Not looking to move before summer due to hectic schedule, but would like some yards suggested as haven't had a wonderful experience so far with yards - maybe I'm not looking hard enough? Thank you for reading, and an even bigger thank you if you can make some suggestions. PM me if you prefer! xx

My friend is at Prestons Farm near Eynsford/Shoreham. They would meet all your requirements and you can hack out directly onto Lullingstone Country Park. They aren't cheap tho - and (imho) it is a big, busy yard; which has both advantages and drawbacks.

As I say, I haven't got anything there, but my friend has been to a few yards and likes this one. :)
 
I am also looking for a new livery yard, but i require excellent hacking and grass livery for most of the year, also need a school. I live in London, so can go Kent or Surrey, any ideas please PM me, i would love a small private yard, thanking everyone.
 
are you looking for grass livery for most of the year then switch to part in the winter? cos I think you will struggle if that is the case!

As for Kent/ Surrey... I like my yard in Surrey but have a very good friend who was with me at same yard.. moved to Kent and was very surprised at how much cheaper Kent was. She is in a yard which she says offers like for like but hers is some £140 cheaper. Would seem rents are cheaper over in Kent as I know my YO is most certainly not rolling in lots of spare cash!!

Ditto the above, have heard good things about Capricorn Farm, and both Speedgate and Preston Farm.
 
I moved from Kent to Surrey and the price difference was similar with livery as to what Luci07 says- which is why both mine live out lol. I was at Speedgate for years under old management and loved my time there. Good on site farm hacking and some fab backing further afield too my friend and I used to disappear for hours.
