So from what I have seen on here the "perfect" livery yard consits of;

*Big, airy, well lit and clean stables
*Tidy yard with enough room to tie up
*Post and rail paddoks with field shelters (individual or group TO)
*Big school that is well lit and won't flood
*lunge pen
*Wash bay with warm water
*Secure and tidy tack rooms
*Rug rooms
*Tea area and toilet

Bonus areas
*Walker
*solarium
*Heated rug rooms
*Indoor school
*XC course

*No bitchy liveries

It has most of the facilities established but will have ALL OF THE ABOVE (well bar the indoor!)

and best of all..............its only £80 A MONTH DIY (£100 when everything is in) they are also aiming for a hydrotherapy unit aswell!

I cannot believe I have found this place and it is only 3 mins away from my house!

I love my yard we have

purpouse built stables 12x12 I think with lights inside and out (in al think there are 26 stables)

lockable tackrooms/feedrooms

xc course (needs rebuilding though) and usually have to dodge the turned out horses

wash room (with hanging hose beam, but kettle for warm water)

easy access muckheap, plenty of tools

small menage its a bit boggy at mo but adequate enough for schooling and putting up a small course of jumps (which include wall jumps and lots of fillers water trays etc old and heavy but do the job

tea and coffee available from house as and when we need it.

Very clean and tidy spacious yard YO always hosing or sweeping yard (and he is 70 next month)

feilds are a bit muddy at mo but that is kept for stabled horses turnout and our summer fields are all fenced off.

We are DIY for £13 a week haylage is £15 extra a week,
they are fantastic there horses all get fed in the morning by whoever is first on yard.

usually my horses are out by the time I get to yard at 9am unless I request for them to stay in. and every night someone stands at the field and opens gate allowing 3 horses at a time to come up to yard and whoever is on yard puts them in.

If I need horses exercised there is usually somebody there who is willing to lunge or ride for me.

No bitching at all we all have nights out, yard parties In YO house

I keep my trailer and caravan there with them and also plenty of car parking right at side of yard

My 2 year old son is more than welcome there and yard is 1/2 a mile from my house.

we all do what we can to help each other out.

Oh yeah and good riding also hacking distance to beach.

now ive pinched myself I have just realised no I am not dreaming, love it.

The only thing I need is my horse to be perfect now lol
 
I feel very lucky to have most of those things on my yard - our fields aren't post and railed but electric fencing which means it can be adjusted for those who want more/less grass. Fantastic year-round turn out which drains really well so hardly any mud at all.

2 arenas (25m x 70m) - one floodlit - and as per the fields, drain really well so not deep or boggy (Martin Collins Surfaces). Smallest stable is 10x12 but most are 12x12 with some 16x12. jumping paddock, gallop field, ample parking for wagons, cars and trailers, individual lockable tackrooms, 2 barns with washrooms (not warm water but we have a brew room with kettle & fridge).

Lovely people, the minimum of bitchyness (although with 40-odd women there's bound to be a little bit). Good hacking, great competition venues nearby.

All this for £95 per month DIY, plus haylage grown onsite (£40 per month), shavings bought in bulk and sold to people as-needed (£6.50 per bale) and help with turn out, bring in as necessary for only £1.

And sorry for all those with young kids - but nobody under 15 allowed on unsupervised which I love!! and they yard is lovely and clean and tidy!! **grins smugly**

So I feel very lucky indeed
 
You never know whether a yard is perfect till you've been there a month IMO!

Some look great 'on paper' but the reality can be quite different!

Hope it's as good as it sounds.
 
My main thing would be all year turnout, I do not like to see horses in 24/7!

Your place sounds great.
 
Wow yours sounds great!

I have just moved my horse to a brilliant yard 2 miles from home (he was meant to live at home....but didnt settle in a quieter environment......so had to move there!! but thats another story!!)

My yard is wonderfull.
We have got a big american barn of stables, a farriers box, fantastic tack room, plenty of storage for rugs, feed, equipment, all of the tools for mucking out etc are supplied etc. We have a huge sand arena with jumps and it is floodlit. The owner is a fantastic instructor who lives onsite and is wonderfull. The people are great, there is turn out in winter, it is restricted, but not too much. It is unrestricted from april on (well providing its not raining torrentially).
Huge carpark, a washing machine, a hose area,etc.
There isnt a cross country course but we have one a few miles up the road anyway!

I pay £45 a week for part livery,
I go once a day or twice if i want, the YO will hay morning, lunctime and dinner time,
That price included the YO doing all the tuurnout, bringing in, rug changes etc and also all of th poo picking of the fields.
It includes all of the hay, straw and unlimited use of the arena......

I dont think i can argue at that!!!!

Best of all it is pretty much next door to my parents so if i cant get down to muck out.....mum will go!!!

Its pure heaven!!!

(although not expensive....slightly more than plan A.....my pony to live at home!!! but he's worth it!!)
