We know there are good ones, and bad ones for different reasons, but what is the worst?
I could make a start as I know of a person who due to family commitments handed in the notice (correctly via written signed letter) allowing the one months notice.
Person has now been informed that they can't have the large £ deposit back as the stables haven't been cleared out, (this is only because for some unexplained reason the muck heap has been blocked off), and some horses are still out in the field and the car park needs weeding! Well and true in some respect, but the months notice isn't up yet! And, tbh if it was, it doesn't warrant the 'more than 3 figures' deposit!
YO is seemingly refusing to communicate regarding this, and even had the rudeness to drive off with person trying to flag him down.
Why are some people so rude/nasty/greedy, when on the flip side you get such nice YO/Landlords you could snog their faces off (or squeeze them so tight as you like 'em so much but not into snogging!!)
 
I've lived in a rented property before that the landlord would ignore you and so would their secretary. The window frames rotted and the panes fell out when they finally sent workmen round, as this was part of the contract, they sent complete cowboys round so we had to get our own workmen in to do it again. We kept telling them about increasing damp problems which they ignored they sent an inspector round to check who said there was nothing round (there was yellow fungus growing from the wall) couple of months later we had to move out so they could pull the floor up in several rooms and take a wall down due to extensive dry and wet rot.
 
Sorry to be daft, but I'm a bit hazy about the circ's here?

So the YO had received "notice" that the person was leaving and was giving the statutory one month's notice, OK I get that bit, but I'm not clear on what grounds he/she is refusing to return the deposit?

Was there a contract in place? IF there was, it might well have said something like all stables must be left clean and tidy etc when a livery vacates, which I feel would be perfectly reasonable and is normal practice. As a YO I'd certainly expect this to be done if a livery left; and have in the past had to clean out other people's dirty stables because they didn't do it!!! (grrrhhhh!); however now I'm far more cautious and would include this in a contract.

However, I'm not clear as to how/why the "muckheap was blocked off"?? If the livery was unable to clear the stables because the muckheap was unavailable, then how are the other liveries managing? Are the horses standing in filth??? Sorry, I'm not at all clear.

But whatever, it sounds like a thoroughly unprofessional set-up and my concern would be for any horses in a place like that.

Ummm, how much £ for a deposit are we talking about here? If there is a blatent miscarriage of justice then it might be an idea to threaten the small claims court and see what happens?

Ow, not nice. I genuinly think some LL/YO are 'stoopid'! If only they listen, then things wouldn't get so out of hand and chances are they wouldn't need to spend so much money on getting it right!?

Horses have been living out mainly, standing in briefly for work. only 1 tenant with a small handful of horses. Muck heap has been blocked off with a pile of logs which had been promised to be moved, but not done so in quite some time.
VERY unprofessional set up!! Small claims court? I don't think person will bother, just wants out asap losing her deposit but at the same time losing the YO whom will be gladly seeing the back of.
 
Sooooo.... IF the reason for non-return of deposit is because the stables haven't been cleaned out - then my solution would be to clean out said stable and if muckheap has been blocked off, then tip the shite somewhere else, i.e. into the hedge or somewhere.

THEN, if the stable has been cleaned out, approach the YO again and say that the requirement(s) for return of deposit has been complied with, so basically hand over the dosh please without further ado.
