Currently looking to purchase land … lucky me!!

Having had a few sales fall through and being in a desirable area. There is limited choice.

Some land has come up … 13.5 acres grass land . Well hedged. BUT the access is through an industrial estate ( a larger size but good area so no dodgy goings on) and one boundary is the back of the industrial estate. And I’m so torn.

This is somewhere I’d like to set up base and be for the rest of my life. ( Static caravan living , eventually a house )

Am I a bit mad for considering it?

Will the industrial estate ever be enlarged to wrap round the land. Or will neighbouring fields ever have housing built on them. Is that the only access could it ever be blocked to stop your access does it have water supply. Is there a stream/river bordering it that would prove difficult for a muck heap site. Plus probably lots more to consider due to its siteing
 
Honestly, I don't think you're mad at all for considering this in today's market, you've got to weigh compromises carefully. That industrial estate access might actually work in your favor long-term. Think about it: you'll likely have better road maintenance than a rural lane, easier utility connections, and potentially more security from being near occupied buildings. The key things to check would be noise levels during different times (especially early mornings/nights), any potential expansion plans for the industrial park that might encroach, and whether there are any restrictive covenants tied to the land. For static caravan living with eventual house build, the industrial proximity might matter less than if you were going full homestead. If the price reflects the flaw and you can plant some screening vegetation, this could be a brilliant opportunity to secure your forever spot without the bidding wars of pristine parcels. Trust your gut after spending time on-site at different hours if it still feels right despite the location, go for it!
 
Putting up a static caravan is a tricky business legally. The positive of this is you might be more likely to get council permission (trust me someone will report it if you don’t) as it’s a ‘built up’ area already.

Has the land got a clause that you have to recompense the vendor if you ever get planning permission for development, that is quite standard today so read the contact very carefully.
 
I would speak to a private local planning consultant and see what you would get permission for. If there is any expansion of the estate will you make money. You need a local expert. It is not a bad idea if you have all the info and possibilities
 
My place is accessed via (the entrance) to an industrial estate/business park. Basically the original farm building was converted into a business estate type place and we have what would have been the 'yard paddock I suppose. I don't have any issues with the set up. Their CCTV on the gates covers our gate, the drive is nicely tarmacked.

I am lucky to have a different exit to ride out of so do not need to ride out of the 'main' field gate.

I'd want to know

  • what types of business are on the industrial site and which ones back onto your land. So you know what pollutions/irritants you will likely have to deal with.
  • what the hacking is like and how do you get to it.
  • who is responsible for the fencing along the adjoining boundary
  • who is responsible for drifting litter etc. Is the estate generally tidy or are is there rubbish everywhere - should give you an idea of the kind of neighbours you'll likely have.
  • Any issues with access - weekends and evenings the electric gates are shut next door to me.
  • water table. Is your potential land the 'fall guy' for the industrial estate and likely to flood due to the run off. Is the land lower than the estate.
Being next to an industrial estate will probably be easier to get planning for a caravan, stables etc as you won't be over looked from peoples homes so less complaints of 'spoiling my view' and you'll probably be able to amenities in quite easily.
