Value of grazing land

Its a lot to do with location location & demand. There is some grazing in my village currently just over 13 acres at 203K !.
if you are prepared to transform arable land from scratch you will probably get it cheaper, but its a long slog and costs you probably didn't expect along the way but on the plus side you can design everything how you want it. I would recommend looking at your local auction mart as they often deal in land prices in your area. Just keep in mind if you do purchase land find out where the nearest water and electricity supply are.
 
very rough rule of thumb is £8-10k an acre, small plots next to village lots more. There is 3.15 acres without fencing but with basic 3 wooden stable block in essex advertised for £250k !!!
 
Check on sold prices in your area. Track auction prices to see what the going rate is. As Polos mum said, land in Essex is around the £10,000 per acre mark, but this will vary with location , road frontage, services and also how many buyers there could potentially be - if it's a field that can only be accessed via one house, the price could be lower than if it's a field that has good access.
 
As others have said - all depends on locality.

A 3 acre field with field shelter & water supply to one tap (no stables, fencing pretty duff, but good gate & access) has just gone last week for £110k local to me in NW Surrey........previous owner was letting it out at £400 pcm....

Its in green belt & planners v strict even with field shelters etc
