Vat on Equestrian sale

Hi all,
I wonder if anyone has any knowledge on selling stables and land used for livery.
We are selling up and understand we have to pay Capital Gains tax on the sale, but wondered if our buyers have to pay VAT ,
They wouldn't be trading and there is no residential property.
Tried looking on Google, its a minefield.

If you are a business and are registered for vat, then yes you probably will have to charge vat on your sale (so then the buyer would have to pay it)
I still think you need to have Opted to Tax on the land if, eg you had done building works on the land and had Opted to Tax so you could recover the vat on the building works/supplies.

I work in a farm office from time to time, and the farm is registered for Vat and crop sales are a vatable supply, but the sale of some land was not subject to Vat.

Professional advice needed....but Opt to Tax the land is the key, IMHO
