Views on renting a livery yard!!!

Just wondered what people think about it, would this be something good to do? If so where would i advertise that i am looking for one with out really paying out alot.

I lease my yard on a 12 monthly contract...payable in advance!!!, by that i had to put down a 4 month deposit and i pay by D/D monthly in advance.

it includes the electricity and water.

everything else, (the maintenence of the yard, stables, barn, fencing, fields, insurances etc) is down to me and my OH....

It's bloody hard work!!!

and NOT cheap.....


we are looking to buy..hopefully by the end of this summer..

was just warning AW of the initial outlay of these things...
 
i think if you rent/lease then you need a big pot of cash for emergencies or alot of luck as there are so many costs involved with a yard and insurance must be crippling these days.
 
My yard manager leases the yard we're on and pays quite a bit for the lease, and with the money she gets from her liveries she doesnt make anything, and still has a part time job and a very rich husband. The yard is only small, 8 stables, a menage and about 8 acres.

I used to lease a 90 acre farm with 27 stables, menage, x country course and lunge pen, it was fab and we were lucky but part of the lease was that someone had to be present at the farm all the time, meaning that if me and oh could never go away or out together if the owners or a member of my staff was not there. It was a massive tie, and though I'd do it again, I think I'd do it differently.
