wanted to buy, Yard - Herts

I was in your situation about 10 years ago! Was looking for a yard for ages but just couldnt find anything suitable - and we viewed plenty!

Then luckily some grazing land come up for sale about 10 mins from home on the Enfield/Hertfordshire borders (about 5 miles from the Kingswood Stables in Enfield). We had to go through the whole planning process but now have 10 acres, 8 Stables, Menage etc. It has been hard work with the building, planning etc but i have the perfect yard now.

We paid £3,000 an acre 10 years ago and the next door neighbour is thinking of selling hers for £40,000 an acre.... Prices round here are silly... but dont give up looking!!!

We actually live next to a wood and 60 acre meadow, the owner wants £10k per acres we were going a head but unfortunately he has changed his mind :( no idea why, but my Brother owns an property agency in London and Birmingham so I can keep an eye on prices :)
 
There's some land for sale near Titmus with planning permission for stables, but no school and no accommodation
 
interested in the yard you mentioned first, but the one in Northhaw would not be suitable as I need a school, as I train almost every day, also I need grazing on the property as one of my boys is very stallion like when the mood takes him so walking him off property to grazing would be interesting!!

Ah that's a shame, the first yard doesn't have a school either. Would it be any cheaper to buy the land and then build stables on it (only about 7k off ebay) and a menage? You may be able to do all that with 250k?

Ah I've always wondered where your yard is (think you must be my nearest horsy neighbour on h&H!) but can't place your yard at all!
 
I thought £250k was a substantial amount for 5 boxes :( oh well I might get lucky

No dont get me wrong, it is, but its the 5+boxes with the needing a big chunk of land and a manege all together that makes it tricky. Most places with 5+acres of land are more grazing focused so they dont have so many stables and they tend to be further out than your search area because the land price is so high within it.

They are also less likely to have manege/be able to get planning for one. Whereas places within your search area will quite likely have the numbers of stables and the manege but are unlikely within the budget to have that amount of land. If they do, they are already being used as thriving livery yards and for that reason will not be within budget.

In addition, with planning rules possibly changing all livery yards within commuter territories will be being eyed as potential brownfield development sites, making it even harder to buy one within a reasonable budget.

Our old livery yard (within the search area) was sought out because of its grazing and yet that was 10 boxes on 6-7 acres. It wouldnt have been within budget.
 
thank you everyone for all your help, I have now found a lovely little yard with five boxes, feed room, tack room with heated rug rail, hay barn, 60 x 40 rubber menage with mirrors!!! 5 acres of post and rail grazing and right on a bridle path all for £100,000!!!! it needs a bit tidying up but it is sound and has mains water/electric and a phone line!!! as well as CCTV and alarm, and the most fantastic thing of all.....it is two minutes from my house :) soooooo happy

Thank you lachlanandmarcus I cannot believe my luck, a professional couple bought a house with equestrian facilities, they have not even got a goldfish let alone a pony LOL they are away with work a lot, both work for Virgin, he is a pilot and she is Lead Cabin Crew long hauls so they are delighted they have someone around the house all the time, pretty pit ponies and donks to look at and a few quid off their mortgage :)

I am going to look at another place on thursday, the only problem with this one it has not got a school at the moment. I will let you know, would you like to pm your email address and if anything comes up I will let you know
