What do you look for when viewing a livery yard? What do you expect as standard and what would you like if you could have it? ie, horse walker, school, hacking etc??

What would be your perfect livery yard?

I want a stable, good grazing with good fencing, good hacking, a school, help if needed and no restriction on turnout.
 
Bitching on a yard always creates an atmosphere....!! You want it to be a social place, a place where you come to ride your horse, chat with friends and enjoy yourself.

Large enough stable without a roof that leaks, year round TO, floodlit school, good hacking, jumps, plenty of secure storage for hay and tack. Non bitchy a bonus but you can ignore people if your horse is happy with the facilities.
 
24/7 all year round turnout, paddocks if needed for fatties, light, clean and airy stables, fantastic hacking, friends, no bitching, caring and understanding YO, chilled out atmosphere, floodlit arena with jumps, good price, happy well cared for horses and liveries. Six minutes drive from home. Only downside is limited space for parking trailers/lorries. Where is this place? Its my current yard. Been there 3 years, aint going nowhere else.

Believe it or not, there are some livery spaces available!
 
I'd want exactly what I've got - except the hacking would ideally be better, but without moving 15 miles I'm not going to get that! Friendly, adult only, 365 turnout, stable, outdoor floodlit school, YO who doesn't stick her nose in but it always ready to help if asked, trailer parking, somewhere safe for tack (have had to keep it at home in the past and it's a pain in the proverbial).

The only thing it hasn't got that I would love is non-stick mud

Ideal- stable, fields close to yard, floodlit school, jumps, tack room, hacking and most importantly nice, friendly helpful people... and if we're being really picky 24/7 TO all year. What I got was everything minus the last, we have to do half and half TO all year.
