What do you look for in a livery yard?

Its hard to portray everything on a website because if you put too much on, people tend to get bored and not keep reading if they are flooded with information, but we will try :)

Its simple happy horses that are already there. Pleased to say all mine are at my yard.

Mine have 24/7 turnout, but have their own shelters if they want to go in, my TB loves it
 
Individual year round turnout (24/7 if required) with the ability to strip graze if you prefer.
Reasnoble size stable that is weather tight.
If hay/bedding is provided then I would expect it to be good quality.
Friendly YO/YM and any staff.
Clear rules and expectations on each side with a contract, polite clear communication.
Maintenence of facilities/grazing, kept in a safe and tidy order buy owner as well as liveries.
Off road hacking.
School at least 20x40.
Secure and dry tack room.
No rules re using yards farrier/instructor etc.

I have a website for mine and it attracts lots of visitors. I have a waiting list for places but only have room for five liveries. I think people like everything to be listed on the website such as basic prices and what they include as well as prices for extras. People hate having to ask about the price! There should be photographs of all the facilities looking as tidy as possible. Also, a bit about the 'philosophy' of the yard. What sort of routine the horses have, the type of approach the yard owner has. What type of horse and owner the yard would be suited to. Also keep an update on vacancies (if any). Try to answer as many questions as possible on the website. That way you will tend to get only the most suitable people enquiring.
 
For myself a decent school and to be able to have my own instructor, for the horse a decent stable and good all year round turnout.In adverts I look for specifics.If it says in full livery for instance, all hay/hayledge I would like to see how much.It might be one small haynet a day!.My current yard supplies (and its on the website) 3 to 4 haynets a day.Now obviously thats not when they are out in the field but if they have to stand in, they get that.Otherwise I would look for the words adlib forage.
