What do you think rent would be for this? About 2 or 3 acres at most, with 2 stables and a storage shed. Floor is just field as base in shed so have to store on pallets, Yorkshire boarding sides so weather does blow in. No electric and have to use neighbours water as doesn't have own water supply. Fenced with sheep/ stock wire. No road access and have to go through next doors land / horses to have access, can get vehicle on land in dry summer but no way in winter. Also people on other side also have right of access through field to get to their land. Its based in north east. Just wondering what you think its worth. Thanks.
 
Are you thinking of renting it out or being the tenant?

If you were going to be the tenant I would be wary - I don't like the sound of the water situation - what if the neighbours were difficult or out when you wanted water? The access would be awkward too and the fact that you couldn't get a vehicle down there at the time of the year when you need feed/hay deliveries would put me off.

If you are the owner and are thinking of renting this out I would iron out a few things - put large water butts at the bottom of drainpipes from the gutter to create a separate water source for the stables and add a bit of hardcore to make the access better.

With those things sorted out I would probably pay about £45-50pw. The lack of electric would be a put off for a lot of people.
 
Im thinking about renting as am moving house and need to find somewhere for a yrling and daughters Shetland pony and cant really find anywhere that is child friendly and not communal turnout.
There is a tap but its connected to the neighbours water supply via a stopcock that is in the field. Feed and bedding would have to be transfered by wheelbarrow from car to stables and unless you had a winters supply of hay/ haylage delivered in summer and stored under tarpaulines you would probably have to have small bale hay and transfer by wheelbarrow as shed not huge and wont get big bales in it.
 
You could have a few haylage bales delivered in summer, they would store outside. Same for bags of shavings. You would probably have to lug water up there sometimes in icy weather if the tap froze. Is it a long walk with a wheelbarrow if you had to do it?
 
I used to rent 3 acres with 3 good stables, large tackroom and a barn attached (equivalent size to 4 stables) so similar size grazing but more storage. I got water from neighbour for £20 a year. There was electricity in the yard.Water was a pain as I only had a tap in the yard so had to be barrowed elsewhere in the fields. It would also freeze in winter and I ended up bringing form home.

Don't underestimate the amount of work it will be - both in transferring water, hay, feed etc but in mending fences, pooh picking, weed control etc.

I paid £150 a month and I live in the M3 M4 corridor which is an expensive area. I know the girl that is there now has 4 horses and pays £175 a month. I think what you describe should be cheaper - I would say £100-£120 a month.
