What the going rate for renting 3 acres?

I am hoping to rent the 3 acres next to my land - no electricity or water and all the fencing will need to be replaced. Owner is totally unhorsey, so assume I'll do all the work myself (which I am happy to do). If she has nothing to do with it and leaves it all to me, what is the going rate? We're in Kent if it makes a difference.
 
We've got similar set-up - no electric or water & do own fences, but are in Suffolk. We pay £250 per acre per year.
 
I had the same question a few years ago, and asked for help on here - the general consensus was £100 per acre per annum. The land we rent sounds similar to what you're looking at - we've had to do some fencing, buy padlocks etc, and it has no water, buildings or electric.
 
Depending on where you are in the country, the going rate for plain grazing can be anything between £50 and £100 per annum per acre. As you have no water, no electricity and no fencing, I would expect it to be at the lower end, despite your location. It'll cost you a fair bit to fence for starters.....
 
would happily pay £300 per year for it - works out as £25 a month. Hoping she'll do first year cheaper as whole lot needs fencing except the side adjoining my land
 
I pay £100 per acre per year for 6 acres, it has mains water to an automatic trough and is fenced but no other facilities. Luckily it is next to my own land and I have opened up the fence with land owners permission so they can access shelter etc in my field.
 
A field near my house, just under 3 acres with 3 small 10 x 12 stables and mains water. £40/week plus the water bill, so nearly £700 per acre per year. Fencing's very up and together although it's barbed wire, the gates are dropping to pieces.

I charge £120 pcm for 4 acres. Good hedging,water and a shed to put bits in. The girl that has got it has asked whether she can split field (at her expense) and also make a little yard/tie up area around shed.....no problem to me. She is also going to put up her own temporary field shelter.

It suits her,and it suits me.......land is very expensive to rent around here and this is the cheapest she's found that allows her to be her own boss.
