What to do to sell land or not.....

Basically we brought 2 acres about 18 months ago , we now have been asked if we would like to sell i'm considering it depending on the offer.

It is nice having the land but it is a lot of maintenance so it probably doesn't save much money at the moment compared to livery I spose it would if my daughter ever decides to ride.

What's your opinion I currently have a horse and pony (for company) hacking isn't great , have no school and land is roughly 1 mile from current house.:confused:
 
Hmm... the land being 1 mile from the house is a bit of a pain isn't it? Its not really going to add value to your house if you were ever to sell (a good reason to hold onto land), unless it could be sold as a potential building plot or something. Are you sure you couldn't make more money by getting planning for a house or two on it and sell as plots? You could make a tidy profit. Otherwise, given its a mile away, its not ideal for keeping your horses in, personally I couldnt have mine not right beside my house for safety. I'd therefore sell if you don't fancy trying the above, depending on the offer of course.
 
Mine are about a mile from my house in our own land, I could never go back to livery yards, the people who run them generally do my head in. We have no school and have to ride roads to get off road but I can split fields when I like, I can poo pick knowing I'm only picking my own horses poo' s and not half a dozen other horse's who's owners can't be bothered, I can chop and change who is where. I could go on and on but it's what is important to you that matters.

Really need to look in to getting planning for a house but think it could be unlikely .

The land is right next to his property which we was hoping he would sell but now he has decided to move in rahh.

The mile isn't really much of a problem apart from the safety aspect, they would be further away if on livery.

I'd agree with this. Also, you might not actually save money compared to livery charges - but you'll always have the land asset, which will always increase in value, especially if you are ever able to get planning on it.
 
I would never sell land unless I was in dire financial straits. Put a shelter on it and let it out if need be, sending yours back to a livery yard? People around here are falling over themselves to rent land with stables/shelters..

You'd be pretty lucky to get planning for a house on two acres, and even if you did it would leave a pretty small plot for the horses..

we have 2 stables and a tack room already it would leave probabley 1.5 acres with house
 
Im debating the same, I have 3 acres with 2 stables and a school but have decided to have a break, put my one remaining pony on livery and try and rent the yard out, but so far no interest :-(, I would have thought people would have been biting my arm off to rent my yard in herts as land is at such a premium here.
 
if the land is right next to his house you can charge £25,000 an acre. Get a land agent to negotiate for you - it'll be worth paying for the expertise.

If I'm honest this is the sort of figure I had in mind if we were going to sell it. It may be way of the scale but it wouldn't be worth it much less than that:o
 
Let it to some travellers. Then he'll sell.;)

Leaving the simple problem of getting rid of the tavellers....:D

I'm another who would not sell land. Lease maybe, but not sell.
 
Unless you need the money keep the land - if you don't want to keep your
Horses there rent it out - there is only so much land available - there will never be any more available - there is allways someone that will use it
