What would you expect to pay for DIY livery close to london?

Hi,

Just wondering what people would expect/be prepared to pay for DIY livery (with freelance grooms available for assisted livery) about 20 miles west of london, with the facilities listed below.

20X40 indoor menage with mirrors
International floodlit outdoor arena
Full set of jumps
American barn - airy 12X12 stables with automatic drinkers
Tea rooms and wc facilities
Heated rug room
Secure tackrooms
Wash down boxes with cross ties and solariums
Areas to tie up for farrier and vet
Isolation boxes
24/7 turnout all year round (individual or group)
4 horse walker
Lunge ring
Ample parking
Hacking
Show centres easily accessible Eg. addington, Bury farm etc.

Any other suggestions for what people may want at a yard?

Thank you. Also there is someone on site who competes regularly at a high level and is able to ride and train other riders and their horses.

I paid 50 per week for stable only and that was on a yard with none of those facilities - but the grazing was pretty good for down there.
 
The yard my daughter works on in Surrey, with superb hacking, outdoor school, good grass and top up hay if needed charges £270 for GRASS livery, with no shortage of takers. TBH if I had a set up like that I wouldn't allow DIY liveries anywhere near it.

Which part of Surrey?
 
As a comparison Patchetts when it was open was £70 a week DIY. However you have the advantage of much better turnout not many places will have enough turnout to provide 27/365 a year for big horses near London and few places have indoor schools unless they are Riding Schools
 
TBH if I had a set up like that I wouldn't allow DIY liveries anywhere near it.

Why not? I'm fortunate to be able to keep mine at home with me, but if I needed to keep them at a livery then I would go DIY. I have plenty of time these days, so wouldn't require part or full livery as I wouldn't need mine looked after for me.

Because it would be entrusting a lot of valuable property to people who's skills or honesty you don't know, who own large clumsy animals that you also don't know.

£70 a week for DIY?! Near where I live for an extra £30 you can have full livery with just about all the facilities the op listed.

Don't think I'd ever be able to own a horse in the South if they charge those prices.

Similar facilities where I am, but hacking isn't amazing and fields aren't great especially in winter as we're on London clay.
If I had invested in facilities like that as a YO, I would be wanting the margins that come with part and full livery though, rather than offering DIY.
 
I agree with the posters who suggest fewer DIY and more full/part (either 7 of 5 day) liveries. And with the facilities you mention, you may find that more people require a livery option than DIY. For DIY I would expect to pay at least £200 a month not including hay, feed and bedding. Closer to London (abut 10 miles from central) I have paid £195 for DIY with slightly fewer facilities; although it did have good hacking and indoor & outdoor schools I doubt it was as smart as where you are describing.

They don't all charge that, close to Patchetts DIY starts at about half that BUT to get all those facilities (not that many places have an indoor) and to be at 'premium' yard and competition centre people will pay extra. I can think of one yard not far from Patchetts that sounds similar on paper (2 indoor schools but limited turnout) and when I viewed about 4 years ago charged about £160 for DIY. However it was a bit scruffy and chaotic hence the difference in price

To the OP I would look at between £200 to £250 pcm depending on how good the location is and how nice the facilities are.
 
£250 per month easily.
Last 2 yards I've been on have both had all year turnout, a school, good hacking and nice set ups but nothing else in the way of facilities. One is £190 pcm, the other is £220 pcm.
Bit sickening when my mum in the midlands pays £110 pcm for the same but also including straw. But that's location for you!
 
I think a lot will depend on your turnout situation if you really can offer 24/7 all year turnout in nice fields and have field shelters etc then you can charge a premium as there are so few yards near London where you can turnout 24/7 and have all the good facilities as well in fact there seems to be few places like this in the whole country!. As you may have seen on other threads there are a lot of people who are willing to pay more money to enable their horse to live out or have good all year round turnout.

I would say £200 if you think you might have to restrict the turnout at some point so not 24/7 365 days a year or £250 if you can guarantee all year 24/7 turnout as people then can save quite a bit on bedding costs. Not many places have indoor schools and all those facilities.
 
I would agree £200-240; patchetts was such a hive of competition activity, I considered it briefly because my calculations showed that the extra in diy would have easily been saved in the no diesel and lower entry fees to compete. I could have gotten away with hiring transport when needed, as would have rarely needed.... Would there be competitions at this venue? Affiliated I mean.
 
I'd happily pay £250 a month for somewhere like (preferably to include hay and bedding) just makes life so much easier, I'm in Kent and I pay £60 a week for assisted DIY including hay and straw.
 
I pay £220 a month for assisted diy livery near Epsom, so probably one of the most expensive areas in the country. For this price I get;

1 turnout or bring in per day (Turnout is all year round).
Morning feed given.
Stable.
Indoor arena (Absolute godsend!)
Jumping paddock in the summer.
Direct access to off road hacking and lots of places in a hackable distance.

On top of this £220 a month, I also have to buy hay, bedding and feed which obviously adds a fair amount on top of this price too. I'm currently looking for a new job to be able to justify putting her on part/full livery as by the time I've brought everything I need for the month, I'd only be spending an extra £100 or so on part/full livery and would have the luxury of being able to spend more time of an evening with her. I can't think of any livery yards in this area (Inside the M25 in my part of Surrey) where you get all hay, bedding and feed included in a diy price of around £220 a month. I actually think this price given the location of my yard and the facilities is very, very reasonable.

Part livery in this area is around £550 - £700 in this area. I cut my livery bill to less than half by moving to assisted DIY.

If it included hay and bedding you would be looking at £200 to £250 for average facilities on a nice but ordinary yard.
