Decent grazing - with good fencing (electric / post and rail) with sensible amount of horses out if it is a shared field.

Also personal vibes you get - it is so nice to have happy fellow liveries and a sensible acommodating YO/YM.

Merlin needs to live out 24/7/365 so there has to be adequate grazing or I would not move regardless.
Made the mistake of going to a yard for their facilities and not realising that the only grazing was exactly what you could see from the yard.... no more
Merlin spent a fairly unhappy year there with only half a day turnout in summer and a couple of hours a day in winter
For me it has to be a decent school, good size stable, good & flexible turnout (meaning in summer he can live out and in winter stay in at night), friendly YO/YM & liveries, happy horses and the back up we need incase we have to go away etc. Good hacking is also a big bonus but a field to ride in will do
People also understanding (well taking on board) that he has an eye condition helps alot aswell. It means we don't get other liveries thinking we are cruel bringing him in etc when his eye flares up or taking his UV mask off thinking it's cruel to wear one all year! And yes that has gone on at other yards......

ETS i hate to see barbed wire that horses can get to, unsafe fields, nails hanging out of wood... the list could go on!!
well the reason why i left my old yard was because of the incessant bitching and horrible atmosphere so meeting some of the liveries was important to me. as i compete i also felt that i needed good facilities:- a decent arena with a GOOD surface, selection of show jumps, easy access to good hacking without need to risk main road. i also wanted good turnout- having been somewhere with no winter turnout this was a priority for me- with well looked after and rotated fields. good luck!
First impressions are everything, so the yard would need a good atmosphere and a tidy appearance.
I also want 24 hour turnout in the summer and all day turnout in the winter.
As I compete I need a school with a good surface. I have been lucky in the past two yards to have arenas that are at least 30x60m and all have a good selection of jumps.
Stables need to be dust free and of a decent size.
Hacking is also a must as I dont want to school mine everyday.
I was very lucky at my previous yard as we also had a round pen and a horse walker which was used lots in the winter!!
Storage space is important, previous yard we had a larger container where we could all keep our boxes plus a tackroom. At the current yard we have a tack room where everyone is given a segment which is large enough to store a couple of plastic boxes and 1 saddle and bridles.
Overall look of the place - no piles of rusty tractor parts/broken jump pole etc lying around, signs of jet washing/painting having been done in the last year or so, well swept yard, happy relaxed horses etc.
Airy stables where horses can see each other (check for cobwebs as a plethora can indicate lack of ventilation)
A good sized school with lighting and decent drainage. I once was on a yard where the school looked great in summer but was underwater for the entire of winter.
Well maintianed gates and fencing. Fields in good condition with no hazards (piles of rusting farm machinery/barbed wire etc).
I would also find out who is responsible for checking the fields regularly and fixing any problems.
I made a very bad choice I believed in that the following was going to happen if I joined them..12by12 stable, outside tap, arena,toilets,storage,good fencing more riders a good fun place to be..none of this came about and strangles on yard to boot..will move as soon as poss however got clear to go and low and behold sick ponies got out again and vet said grounded again for another 2weeks..I want to be in a place that people know and are willing to share information on looking after and riding your horse(in a good positive way)..
