What would you pay for your horses outside your window?

We're going to view a house for rent that happens to have a yard and school right outside that is available as extra. There is a large amount of good grazing the other side of the quiet lane. I haven't viewed yet, so no idea how many stables/acres/size of school etc. Agent (wards - so non horsey) have said price for yard is £60 per horse per week.

Anyone else think this is extortionate? Considering fencing, muck disposal, harrowing etc etc would all be down to me?

What sort of money should I expect to pay? I am going to ask if they have a price for whole yard, rather than per stable.
 
Well as you said you don't know the exact facilities, but it does seem a tad expensive to me.

I rent part of my yard, which includes 3 stables, 3 acres, shared tack room, shared feed room and barn, and use of menage and off road hacking for £280 pcm (works out at £23 per week per horse).

However we are in rural Shropshire so can't command higher....
 
Does seem like a lot, but the way I feel at the moment I would pay it :( I'd love to have my horse that close. Might you be able to find someone to share it with who could chip in?
 
Would still be 60 per week per horse and I have 2, although will need a third companion so neither are ever left alone. Apparently yard is luxury and there is certainly a massive acreage looking at pics. I'd guess about 5 wooden stables on fenced off yard plus tack rooms and barn - sort with archway leading to school and clock tower above it.
 
It's odd that they price it per horse really if you want the whole thing, I assume you have to do everything and that's 240 a month per horse which is twice the price of DIY here in Cambridge! I guess it depends how luxury it is but it does seem a lot, how does it work out compared to DIY/part/full livery price there? 720 a month for three horses :-0
 
Oh :( If I had to pay for more than one horse then I think it would be too much.

This is the thing for me, I easily spend £40/week on petrol to see my horse - and that's only going once a day - which is more than my livery costs :o £60 would be a saving plus I'd have loads more time. But I've only got one horse.
 
Norht of Cambridge there is a house to rent and the option of a yard with two stables, tack room, small haybarn and a couple of acres. No school, not much hacking. £35 per week per horse. Makes £60 for loads of land, a school and far better facilities sound quite good IMHO!
 
I rented a flat and was able to keep my horses on site. I paid £15per week per horse, had ample grazing, a covered yard, and stacks of undercover storage. I doubt very much if I would pay £60 per horse per week to do everything myself including fencing and muck removal. I would look to negotiate seperatly for the yard, and as a whole if they are trying to get more based on the location being next door, they are trying to pull a fast one. Running your own yard is not cheap, so just counting livery as costs isn't really comparable.
I would also ask if they are looking to rent out the other stables seperatly, if they are you are paying top wack to keep them on your doorstep, and might end up sharing anyway.
 
But loads of land equals loads of work that I'd have to do. Horses at the moment re about 2 miles away, so petrol is minimal.
 
I would just buy a couple of other horses to fill the other stables; that way you can save on economies of scale and renting the whole yard seems so much more economical.
 
If the horses are only going to be 2 miles away from new home, I wouldn't bother moving tbh. Having your own place is a huge amount of work, annd sounds like it is going to work out very expensive!!
 
I would ask them to double check the price as provided you look after the place it shouldnt really matter if there is one horse or three horses, its not a livery yard after all you are renteing it as a whole

I rent the fields behind my house, 3 acres, a smart brick built stable block of two stables and a tack room plus a hay store for £100 a month
 
No, horses are 2 miles away from current home. So my current costs aren't really affected by petrol.

Potential new house is totally different location, but it isn't going to be considered if horses can't be part of the move.
 
Yes, I am thinking it is odd - agent is saying yard is for sole use and we would be paying for convenience and luxury of having them right there, so I am thinking t is odd having a price per horse. Also, yard is only optional so someone could have house and yard remain empty. Surely having someone in to maintain yard is a good thing for owner? I am thinking any money plus someone to maintain yard and land is good?
 
It does sound like a lot, could you find out if they would rent it as a whole for cheaper and maybe if there is a lot of extra land take on some DIY grass liveries. And some DIY liveries for the stables. It would be lovely to have them at home and have a luxury yard but it is whether you could manage that financially and time wise with the maintenance of a yard being far more time consuming.

Edited as cross posted. If its for sole use then that seems really odd.
 
I think the per horse is the problem and means you can't sublet any stables to cover the cost. I'd go back to the agent and say you won't pay per horse and only to rent the yard. They have probably looked up livery prices and have no idea.
 
I pay £700pcm for a 2 bed bungalow, grazing+stabling for 7 ponies (the stabling isn't big, I wouldn't want to put bigger than about 15hh in them, my biggest is only 13.2hh). I'm in North Yorkshire.
 
Have seen an ad on recently for a yard. It has 6 stables 6 acres, tack room, 2 secure rooms (ie feed/storage), electric, quiet location. It's being let as a whole or stables can be rented as a whole for £582 pcm or in pairs which works out at £208 pcm
