For 5 day livery near to Epping forest, Livery to include mucking out, bedding down Monday to Friday, turnout/bring in, rug changes when needed, feet picking, all hay and feed and bedding provided, also same services for 7 day livery. Thanks.

What facilities, turnout and hacking do you have? All very influential on price
 
It's a yard im considering taking on, 10 newly built stables, 60 x 40 all weather surface, 10 - 12 acres, close access to Epping forest so masses of hacking, kitchen, washing room and horse box parking.
 
Okay, on the assumption well kept and managed then I'd expect to pay in the region of £120pw for 5 day and £140 per week 7 day. That is based on desirable area within commuter belt. That said, Epping being inside M25 may well have an extra premium on top. Worth benchmarking against other yards in area. If you are renting a yard I can't imagine there being much profit margin on 10 boxes/12 acres.
 
Going through everything, profit margin is not as low as you would think and its all just in the planning stages at the moment.
 
I paid the following:

for 5 day care - £425
for 7 day care - £600

Facilities - floodlit all weather surface, all weather canter track, approx. 23 miles off road hacking after 15 mins roadwork (at walk), wash box, kitchen, 14 boxes (12ft x 12ft), monthly clinics.

Choice of feed and bedding not just what the YM prescribed.

Turn out during the day - April-September - 08:00-18:00
Turn out during the day - October - March - 08:00 - 15:15

NB - the yard was located in the south east.

Give or take £100 either way on both of these, I'd say this is similar to my experience. The £100 difference either way (which is a fair % in overall terms) has been due to the level of service, facilities, standard of yard generally. Smaller yards with less to offer v flashy posh yards with lots of facs. Again in the SE area, around Herts/M25.
