What would you say or reply if.

I get letters from time to time - the last one listing the property bought and sold locally in the past year. If l lived on the edge of a big village / small town l’d be interested to know the terms they were offering, would enable me to have a look around and see what else might be available with all the things l sometimes dream of having.
 
I'd be very suspicious of anyone offering silly-prices tbh: I recently put my parents' old place on the market and was offered an unusually high price from one individual.

The price mentioned a "First Charge". Basically they were offering an initial down-payment of £XX,000 as soon as Contracts Exchanged; followed by a further amount of £X00,000 within a period of 18 months.

I made some enquiries about what a "First Charge" was; and ran a mile. Basically my (albeit limited) understanding of it is that you the Seller are acting as a Mortgagee. No doubt others on here will be able to better explain it.

After making further investigations concerning the Company behind the Person; it became apparent that their Gross finances amounted to no more than £180,000........

I said no thanks. Take a hike.
 
I get 2 or 3 contacting me each year, the most persistent are an IOM company, a front for a iffy land acquisition company.
Obviously no due diligence done as not only is it in green belt but you cross a SANG to get to it, and a SANG is adjacent.....
Also a covenant (which would be very difficult to remove) for non commercial access, which makes it unsuitable for most dog or equine businesses.
 
We have over the years had a steady stream of letters to the house we doing up .
Some are from individuals , some are from estate agents looking for houses for people and some are from developers.

Fortunately, houses can't be built on a river. However, the place where my YO lives, which used to be a pretty little rural village, is now a small and ugly semi-town, due to land grabs and private development. The increase in traffic is appalling and the behaviour of some of the residents leaves much to be desired.
