whats good and bad about YOUR yard?

my yard is great, but ive just had a phone call from one of the other liveries - the guard dogs ran at her horse when she was feeding outside the fiels the horse panicked an jumped over her owner onto the picic table tangling her legs in the bench, then jumped the field fence with bits of bench still attatched

the mare was galloping round for about 20 mins before could be caught, vet been but nothing is broken

i was looking after the horse until last night so am glad it happened today and not yesterday!

Everything is fantastic about it - the owners, the grazing, the facilities, the care.
Only big downside is a couple of the liveries (one in particular actually)

Suppose wherever you go there will be someone though

Great size floodlit arena with full set of sj's
Fab big stables
Clean and tidy
Get on fab with YO
Quiet as its just me and amanda
Well fenced for grazing and have our own paddock or company with lily (grey mare ) if needs be
Horses can see each over the lane way
Room for horsebox
Not badly priced
Yo will help out when possible
own dog welcome
Also has boarding kennels for dog
Horse to ride free of charge to compete or do whatever I choose

Bad points
No real hacking areas (small quietish roads)
sometimes abit lonely
think thats it cant think of anything else lol

Bad:
Awful Hacking
Yard owner who couldn't care less
Terrible fencing - all barbed wire & sheep fencing, that is where it hasn't fallen down!
Messy yard, to a point of hazardous to the horses
Small, leaky, falling-down stables
Bitchy liveries
Vile horses - always biting, kicking, charging, bullying, etc
No hacking buddies
No facilities
NO grazing in the winter, but too lush in the summer
No dogs
No parking
Limited turnout
Horredusly boggy fields in winter
Things being stolen or borrowed without permission
Infested with rats & mice
Fields and yard FULL of rubbish (hazardous to the horses)
No shelter in the fields
Fields are very open to people walking past, we often end up with kids in the field trying to ride the horses & terrorising them

Need I explain why I'm looking to move yards??
