What's the right thing to do ? (a little long)

On Friday I made up my mind to sell my horse. I'd been toying with the idea for a few months but for a number of reasons I've decided now's the right time. Decision made, I wanted do it quite quickly so I txtd/email around friends and RC members (before advertising) and am now lucky enough to already have 2 people genuinely interested in him.

Buyer 1 - A girl who used to loan a horse on our yard who we've ridden out with from time to time over the last 3 years. She txtd me straight back Friday. Rode him Saturday morning and that evening made an offer 20% below the asking price. It was a fair offer but I told her I'd like something closer to the asking price and that I was showing my horse to Buyer 2 in the week. Buyer 1 said it was the best price she could pay. She is now away on holiday for about 10 days but has asked me to txt her if someone else wants to buy him.

Buyer 2 - A client of my instructor who has been looking for a while now, seen a lot of horses (some very nice ones) but nothing she's really taken a fancy to so far. Buyer 2 rode my horse this morning. She's REALLY liked him, thinks the asking price is very reasonable and she seems thrilled to have found him. I have suggested that she has a lesson on him at the weekend with our instructor (I am going away this weekend so at the very least my boy gets exercised) and then let's me know either way.

My question if this ......if Buyer 2 offers me the asking price (which I think she may well do) should I txt Buyer 1 as requested ?

I'm not interested in playing one off against the other, ideally I just want the asking price and a good home for my boy. I'm not sure what txting her will achieve except perhaps to put a bit of a downer on her holidays ?
 
Do not text until money is in your hand - or if you want to give Buyer 1 a chance to sort her finances then txt and say a full offer has been made and you are going ahead with vetting - your call, your choice!
 
i would tell her whats happenin as she genuinly likes ur horse and may be gettin her hopes up if u don't, wouldn't be a nice way to end her holiday thinking she's gonna come home and be gettin a great new horse just cause u hadn't told her. good luck i hope ur horsey has a happy life in their new home
